Browse Forums Building A New House Re: Building Newport 19 with Coral Homes in Saddlers Ridge 61Oct 11, 2014 7:43 pm Thanks Whzzz28 for the info lol we definitely are not putting in any chandeliers haha We spent a couple of hours at bunnings today looking at some led downlights and we think we have found some fairly cheap but good ones and what we want. We also went and had a look at the displays out at Chisolm and the coral sales person we spoke to said that we can just get the basics done that is in the tendor like having the batons installed and all that and then just speak to the electrician and get the electrician to do a cash job and maybe a case of beer to get the downlights installed instead of the batons and the two extra exhaust fans with lights. A couple of things that we might upgrade through clipsal is maybe having a few more double powerpoints as we have mentioned that we are supplying the fans and coral are installing them and the lights situated in the front entrance/hallway we might get the elctrician to install some feature lights possibly....nothing too fancy though. We also got told that since coral is doing the driveway as part of the package that we could do a cashy with the concreter and possibly another case of beer for him to lay the slab for the portico and it shouldn't cost us that much apparantly The only things we have to ask about in the colour and finishes appointment on monday is why they still believe that we requested a 600mm gas cook top instead of the 900mm one, i think from what i have read we will upgrade the carpet and the underlay from the bronze range but we wont know which type of colour or pile until we get there for corals range and possibly having something different then just plain doors for the interior. With the paint we have chosen to possibly use hog bristle for the walls and will do a feature wall after hand over and have the door frames the same colour as the walls but maybe have the internal doors a different colour. Is there anything else we might need to know about the electricals or the finishes appointment? The standard inclusions for the Newport 19 with the Designer inclusions totaled $4,499.00 and with our variations of $1,297.20, our total electrical amount is $5,796.20. We are pretty happy that we only needed to spend about $1200 to get what we wanted, we just have to spend about another grand and a bit to have downlights installed by the electrician and not through clipsal. These prices differ from other people's prices on here which could be different electrician company or something. * Batten Holder - $66 * Wall W/Proof light (batten) - $94.30 * Light switches with 1 or 2 buttons - $0 * 4 way light switch - $12 * 2-way light switch for entrance hallway - $60.40 * 1 socket GPO - $60 * 2 socket GPO - $62.60 * 1 socket outdoor GPO - $85 * 2 socket outdoor GPO - $105 * 1 free-to-air tv socket - $92 * Installation of owner supplied fan - $142.10 * Unflumed exhaust fan w/draftstopper - $169 * fan switch and controller - $0 * Smoke detector - $125 * Facade pillar and garage pillar up/down lights - $143.70 We added pretty much an extra 2 socket gpo to each bedroom except for the main bedroom, seperated the kitchen light from the dining room light as they had both of them to come on at the same time (weird), move a tv point from the dining room to the lounge room nook where the tv is supposed to go (why would you want one in the dining room and not lounge?), add an exhaust fan to each bathroom (we think this is strange to only have one in the water closet), add another batten to the garage, add an outdoor light for the clothesline and also a outdoor powerpoint in the alfresco. We moved the batten holders in the bedrooms to a corner where we want it to be converted to a downlight and just ask the electrician to possibly do a cash in hand installation of owner supplied downlights. This would cost us there basic installation price with just the cost of a downlight ($15 approx.), so maybe something like $100 tops compared to about $130 or more with getting clipsal to do it. We were thinking of having a light with exhaust fan like a hellar one but they wanted to charge about $263 to supply and install one where they are about $30 at bunnings. So we just said to do the exhaust fan by its self and we might switch them out during construction. The only thing we are worried about is that the surface area is a lot smaller where the fan can draw from compared to a normal sized fan. Has any one else found the combo fans are not that good? We also want at least one feature light in the house and we think the front hallway will be the best place so when people enter they are greeted by a nice light. We will have to buy two of these though and are finding it a bit hard to find some lights that aren't like birdnests or dust catches plus it has to be somewhat masculine. What do people think about the type of light in the garage? I was thinking about a bank or two of fluro's to give a fair bit of light distribution and brightness but the other half has problems with his eyes that gives him very bad migrains in fluro lighting. Once we get the variations back i will post the prices for the other stuff we wanted stuff like screen doors for the alresco sliding door. Wow! what a few long months it has been to finally get to the Colour and Finishes selection appointment!!! First we had problems with the lender we went through due to staff leaving and not passing on our file with proper explanation for what is to happen and also on Coral Homes part as well. Coral Homes are adamant that the house and land package pamphlet we handed to them and said we want this, is this doable and they said yes. It turns out that they never intended the package to be a house and land together. Even though it says on the pamphlet we gave them and also on the preliminary contract mentioning that it is house and land package. Because of this stuff up we are not currently having one loan being a turn key loan. It is now two separate loans, we have to pay interest on the land loan while we are still renting which we were not prepared for and that is the main reason we chose to have the turn key loan. Once we requested a person who knew what they were doing, we were moved on to another lender branch who have definitely helped us to get the ball rolling in terms of getting the loans fixed and for us to advance to the next step of coral's process. Once we paid the deposit to start construction the plans were submitted to a private certifier and they were approved within 2 weeks. When they were approved we booked the colour and finishes and the electrical appointment for the 13th Oct. The electrical appointment had to be done over internet conferrence as we live in Newcastle and it went fairly well. We kept mostly to the main inclusions but added a few more power points, some extra outdoor lights for the facade and the clothes line at the side of the house and also some exhaust fans in the bathrooms. Our main goal is to have most of the baton lights to be removed and replaced with led downlights through the electrician themselves for a cash job. Next appointment was at the very small room here in Newcastle that Coral Homes has for their colour and finishes appointments. We upgraded the carpet to the Gold range and chose this carpet to match the rest of the colours in the house. Lasting Impressions Range - Colour: Winter. It was a bit of hard work to choose what you like but most of the basic inclusions and range appealed to us so most of the tapware, oven and most of the electicals were unchanged. I also sourced out the companies who supplied the range and researched a fair bit into what i like and did some rough plans and lists of ideas i wanted which can make it easier instead of doing it all on the one day. For the colours we just wanted to match what they had put on the brochure and the internal colours we spent a couple of hours at bunnings looking at Dulux colours and some other house item shopping. If you ever see any lights or stuff like that that you really like and are on special id advise to get them. Currently Beacon lighting have a sale where you buy a second light and it is 30% off. This should help us as we want a feature light in the hallway but we have two lights. Once the plans were certified we just had to do the finishes appointment and electrical appointment before they can go any further. We now just have to wait for the costings of the variations and changes we made before they will issue a start date. The consultant said that should be within 6 weeks. Just a word of warning.....do not sign a tender or contract until absolutely everything is correct and what you want. We wanted a 900mm stove top and they kept giving us a 600mm oven and we also wanted about 12 more data points and a few other things which they only gave us 5 extra data points. The only thing we need to look into is having oyster lights fit onto batten light fittings for the bathrooms and possibly a hallway batten. i am not sure this can be done, the only one i can find that fits onto a batten are arlec branded sensor oyster light. We were originally given a time frame that meant we would have been in before christmas but due to the stuff ups it has been extended to about end of feb next year. At least we do not have to spend any money on christmas lights for the house until next year!! Also it means i can have my partner at my parents house in qld this christmas as i was at the inlaws christmas just gone and then we can all have next christmas in the new house making it even haha. So they have seemed to have changed suppliers for their painted fibre cement. They have changed it to James Hardie 'Scyon' Acon smooth board with vertical grooves. Our tendor had rendered or feature brick for the pillars of the fascade and the garage pillar so we chose to have the black brick which apparantly gave us a credit of about $420 the brick we could have chosen from was from the Designer range of bricks which our colour consultant didn't even mention anything. We were quoted $685 for having off-white mortar. Does this sound reasonable? has anyone asked their bricklayers to do off-white as a cash job instead of going through the builder? How and when do you make the deal? Another thing the consultant didn't ask about is the type of joints for the brick work. round ironed joints are standard. Provision of insulation to the garage roof is about $250. To have the caesarstone tops int he bathrooms is $525 which is what we are disputing with coral as they were on the signed plans. upgrade to the 'bronze' range of door handles for the bathrooms: $76 and for the kitchen: $116. The standard range is not that great. The upgrade to full chrome floor wastes to the bathrooms and showers: $98. Our design did not include above bench cupboards in the kitchen for some reason so we had them included also with cupboards above the fridge. Kitchen: $ 770 and the fridge space: $342. These prices include painted bulkheads and our consultant said that they will also fill the gap between splashback and cupboards. The upgrade from 6000mm stove top to a 900mm: $ 93. The upgrade for the range hood to match: $185. Plus no cost to move a data point thankfully. We upgraded to the Gold range of carpet in all bedrooms: $731. Fly screens to the alsfresco doors: $ 360. So i called a branch on the gold coast due to daylight savings and even their sales department wasnt answering like they went home early.....and still no quote for the alfresco doors to compare to coral's. looks like ill have to call them again first thing monday. When we first noticed the error on the house plans we were told it shouldn't be included and that it was a mistake and as we have signed it we will just have to get it. We gave the consultant every chance to retract the plans and tender and have it fixed before we went any further but we were told it is fine. We also questioned about the bigger stove and some extra data points that weren't included with the tender letter and were told these can be easily adjusted in the finishes and electrical appointment. WRONG!! These changes need to be in the tender otherwise you have to pay for them in the variations and that is no covered for the approved home loan!! nor does clipsal handle data points. So we never bothered to chase it up any more because of what we were told and of course the issue came back up in the selections appointment and that's when we had to provide what happened and what was said and they have agreed to include the ceasarstone for no charge I think the consultant may have been in a bit of trouble as well. Just make sure you read everything and make sure everything you want changed to be included in the tender. When we first noticed the error on the house plans we were told it shouldn't be included and that it was a mistake and as we have signed it we will just have to get it. We gave the consultant every chance to retract the plans and tender and have it fixed before we went any further but we were told it is fine. We also questioned about the bigger stove and some extra data points that weren't included with the tender letter and were told these can be easily adjusted in the finishes and electrical appointment. WRONG!! These changes need to be in the tender otherwise you have to pay for them in the variations and that is no covered for the approved home loan!! nor does clipsal handle data points. So we never bothered to chase it up any more because of what we were told and of course the issue came back up in the selections appointment and that's when we had to provide what happened and what was said and they have agreed to include the ceasarstone for no charge I think the consultant may have been in a bit of trouble as well. Just make sure you read everything and make sure everything you want changed to be included in the tender. I had a similar situation, but not a dispute on what was in the tender. I wanted to have the mirror moved. I was installing 600x300 tiles, and the distance between the bench top and mirror was 200mm. I asked to raise the mirror by 100mm and was told by the sales agent to discuss it with the color consultant. Ok, seems fair as it's not structural. Spoke with the color consultant and they didn't want anything to do with it. Told me that it was a simple change and to talk to the site supervisor. Ok, that doesn't sound right, but hey they are experts right? Spoke with site supervisor. He said it needed to be drawn up for the tiler... Sigh. Back to head office. They were nice enough after i told the story to do a variation at no cost, but boy was that hard to make such a simple change. I would also reiterate your last statement: read everything, again and again and again. I missed a small change i had made (fridge size) and only picked it up when building started.
