Will be about $40K-$50K over budget overall though at this stage and even then had to cut some stuff off. May or may not have to put off the pool idea though as still some additions at Tender to change that wasnt originally quoted. Need to change on original quote: * Extra 2 metres for Garage + Roller Door * Ceiling heights from 2540 - 2740 * upgrade Hot Water and cooling maybe * plus some other minor stuff So I am no clearer really where I am at price wise just guessing at the moment. At the tender appointment what do you leave with? I am a bit confused here. Do you get a contract that I can use for the bank or do I have to wait for the final contract? My biggest problem is I am trying to push for an earlier Tender and Contract appointments. Because the process has taken so long to get to where I am now I have a cut off time for Bank and finance and looks like I will be pushing this cut off date. I dont want to have to reassess the loan again. Plus if I cant get an extension and I have to reaccess it may mean I have to get 2014 tax done as well as I own a business which is just going to be such a pain in the butt to go through all this again plus my accountant is so slow. Anyway I dont want to think about that at the moment. After tender we left with a document similar to contract but certainly still a work in progress. Unsure re what banks need, our loan didn't require any house build info from us at all. If trying to get earlier appoints see if you can get into last minute cancellations only if drafts department and costing/ estimates dept finished your documents. For us I gathered those departments are so busy and pushed to the limit they only work on contracts the day before meetings, despite having estimate requests weeks before appointments. Good luck. With the void and light position above the stairs PD wont install in the middle because of O.H & S so we have to do post handover. They just pre-wire it up which is fine rather than that than have it where they were willing to install. Didnt think we would need a broom in the 21st century but I guess this will be its new role. Our BC magically found some earlier times when I pushed a bit harder. One more headache out of the way - 28 to go. Now tender changed to next week and contract end of month. All going good now after some hiccups > Site supervisor had old house plan - the gas point was installed on wrong side of the house > The electrician has old plan too Good to live near the house, helps to see it daily and find any issue soon. PD has rectified all the above issue now but could have impacted the handover Our BC was changed suddenly, anyway does not have any communication with her any more; sire supervisor is go to person. Think we have everything sorted now couple of minor things. Got smashed with the site costs already. $8K added to an upgraded concrete slab and there was something else that was underquoted by the sales consultant. Thats embarrassing it was an extra $3K too and i cant remember what it was? So many figures fly around. Feels like playing with monopoly money a bit. Anyway off flying 3 weeks for the contract. Better get butt moving on the abolishment of services. Feels a bit realer now we have done the tender. Hows everyone else going? Re: Building a Sandringham by Porter Davis 51Mar 19, 2015 12:02 pm Just did my frame inspection. Nothing major, picked up a few things such as missing screws and not enough nails on floor boards. Also front steel beam was overhanging the slab a bit. Was told that gas pipes was a bit too fat for the wall cavities and may affect ventilation. Just a word of advice for those still in planning stage. Check, double check and triple check you door and sliding door heights. We wanted every door downstairs to be 2.4 high. We went with PD flooring after going to I think 7 floor companies we just decided the hassle vs the slight savings we couldn't deal with along with delay to occupancy time with added rent costs. I will find my list of things post handover tonight and post them. 16 weeks to potential handover very exciting. I just wanted to know if any of you asked for sarking. PD told me at contract that they don't install roof sarking as standard at contract. No big deal but those at planning stage may want to consider sarking. Did anyone find it odd that the portico floor is slightly lower than the garage floor? It's in the plan and I didn't pick that up until after slab pour. That means my driveway won't be level unless I raised the portico floor.
