Sales pitch is great about various quality things but the inclusions are bare minimum, no AC ducting, no T2 frame, no WIP, no slab for alfresco to name a few. Although we also looked at the Aron and a couple of others. We also got prices off 3 other builders for similar size/style houses and ended up going with Sekisui based on price and (perceived) quality. By the time we compared apples with apples (or as close as you can with different designs), Sekisui came out ahead for what we wanted. Everyone's different though Indeed ... maybe it's because we were wanting a fairly up-spec end-result for a project home; but we found the Sekisui base-prices were really low compared to the others we were considering, yet by the time we added the extra stuff we wanted it was going to cost a lot more. We needed structural changes, and they were a lot more expensive for them (someone told me - I think it was the Sekisui salesman actually - it was because they pre-fab the frames OS and import them, rather than assembling them here, so it's a lot more costly for them to make changes but cheaper for them if no changes are made). Most of the internal spaces for us were the same as the original plan, we then just made some wholesale additions (with cost increases naturally). It is conceivable, given Sekisui's modus operandi, that if you reconfigure internally too much then you might start looking at increases from that base cost which would already be factored in to another builder's pricing. It was more about internal layout that moved us towards the Regent 360 - the fact that we had to do less changes internally to get what we wanted. The "issues" (if you can call them that) were the large front bedroom and attached ensuite. We didn't need that extra bathroom downstairs and the two front rooms of the Regent 360 suited us better. I think also the Aron was a little wider which we didn't need (and just meant we couldn't make our extended garage as wide as we wanted to). The main changes are: - the bigger garage/workshop area - different facade with balcony (selected from available options) - swapped theatre and alfresco over Otherwise, we tried to keep most of the main walls where they already are and just move a couple of less important ones which meant that our extra costs were more for all the extra space and various upgrades and not for little changes. Thank you for sharing your views on the two houses, we have slightly opposite requirement, we need a bathroom downstairs with the BR and dividing BR downstairs into two - formal lounge and a guest BR. Something that both houses lack are the WIP, so in Aron we plan to move the kitchen across to the living room, convert the laundry to WIP and Powder room becomes laundry. At least when you hear my rationale you can then say "that doesn't apply to me, so I'll do xyz instead" With our plan, we are actually going to set up the small "lounge" at the front as a guest bedroom, either for when we have multiple grandparents staying or when some of them start getting older and not wanting to walk up stairs to the main bedrooms. The "study" will then be used as a small lounge or reading room. We added a shower to the powder room (in it's relocated position) so that it is a full bathroom right next to the "lounge"(bedroom). We also made the "lounge"(bedroom) smaller so that it is just big enough as a guest bedroom and we could give the extra space to the "study"(lounge) and the WIP. Forg's right - but their "basic" site cost is $20k. I got two tender from different builder. One who charges less site cost, charges additional for connection. other charges more but includes in the site cost. It might include a basic setup with an average or minimum amount of piping; but it can't include everything in all circumstances because every block is different. We're not with Sekisui, but our stormwater & rainwater system was close to that $20k; and then all the other site costs need to be added on top of that. Our block is fairly flat, but we're covering a large percentage of it (which I assume means more stormwater control is needed than a big block where the rain can flow naturally the way it always has). I'm guessing you're trying to get prices for various builders, so you can properly compare them? ie. compare apples to apples? Decent salespeople should be able to make guesstimates of all these costs, as long as you take a checklist with you to make sure you get them included in a total cost-estimate. It's putting that checklist together which takes all the effort ... Re: sekisui 20Jun 26, 2014 4:20 pm Sometimes the "Site Cost" item will include certain things, other times it doesn't. As Forg said, get the total price and check off the items that are included. It's the only way to really compare.
