Browse Forums Building A New House 1 May 28, 2008 8:45 pm Hello everyone,
We are currently in the process of building a new home at Twin Waters on the Sunny Coast with Plantation. At the moment we are living 4 hrs away, and I just wondered whether we should be organising our own building inspector for each payment stage ie slab, frame etc. It seems to me that alot of you seem to pick up on things like walls that arent straight etc at these early stages. I just wondered why (maybe I am really nieve) that it seems necessary to pick these things up earlier. I mean, if things arent correct at practical completion is the builder not required to fix anything that is wrong? Really appreciate your help and advice!! NickyG….picking certain things up through the building stage……before it progresses to the next stage….means less mucking around before it gets to a permanent stage! Nothing like knocking down the whole house because one wall was out and the roof is already on! Welcome to the forum!!!! I guess I just dont want to have to spend the money!! The quotes we have got range from $2500 - $4000 to engage a private inspector!! Is there a time frame which the builder has to fix these problems? Tell me, does a private certifier or bank valuer pick this things up? Maybe we will just have to make the trip down (nothing like 8 hrs in the car with a 1 and 3 yr old!!) Nicky Re: Building a new home with Plantation 5May 28, 2008 9:14 pm Tough one Nicky!!!
I agree with you about not wanting to spend the extra money! It’s so hard to tell who’s builder will be good or not! You may have a great builder, who builds his homes to perfection….. Have you done checks on the builder? Got some references? They might help you decide wether you need to pay for an independent inspection. 4 hours is a long time to have to cart kids around every weekend! For me…..I would be there as often as I can, but that’s not always possible for other people. In fact for me……I would project manage my build…..but again, that’s for me not everyone else!
