With anticon and batts my roof is uncertified approx R5 so air conditioning costs are reduced. We've lived here 25 years and no leaks. No problems How do you know this for sure. I know someone with a roof that was perfectly normal but leaking (water spray) on a roof that is only a few months old. Your only going to notice really bad leaks and notice when its too late We would know if there were leaks. A drop here or there is not really an issue. I don't know about your friends spray problem though. Though we've had plenty of rain and huge storms in those 25 years. Husband's always in the roof (storage or whatever) he's very handy and observant. The roof is fine I think this is fundamentally only a discussion marred about what is currently fashionable/personal preference. They will both last. We have a 1907 cottage that had a raw/galvanised (painted at one stage) tin roof. We reroofed 15 years ago with Colorbond. Not bad for tin sheets that rusted at the joins eh? Now with large sheets/joining techniques and the Colourbond treatment, that's got to be better, or at least look better longer. Reaches 90% within 6 months (or so) and then slowly increases. When you see concrete failure, that's usually 'concrete cancer' caused by the reinforcing not done properly in the first place. Though there is no reinforcing in roof tiles. They may not look pretty and they are heavy, so should have a stronger roof structure to support them. The problems you can get from tiles is leaks as B Star said but if the flashing around the edges is done well that won't happen. In heavy rain you might get the odd drip but thats a moot point. Moisture is in the air regardless and that can build up and cause condensation. Our garage has a 20yo Colourbond roof (in great shape) that 'leaks' in winter -- it's not rain, it's moisture condensation. Just as you can have roughly installed flashing around tiles that may pose leaks, you can have a Colorbond installation that skimps on Tek screws. Sarking will catch these drips and provides a barrier from condensation as well as the loose drip. Condensation is a lot worse than an odd drip. BTW. If you get hail the size of golf balls, yes be prepared to change a few tiles we had to do that when we first moved here. Lots of cars got damaged then too. Your only going to notice really bad leaks and notice when its too late The houses I lived in, concrete tiles faded badly and got brittle and just looked terrible, that's my experience. They may look good but just check and maintain them. Colourbond would be the safest against hail and concrete would rank lowest. I know terracotta are expensive but if you want a tiled roof you will not regret spending the extra. No I must concede this house was a two storey home in an area mainly of single storey. Head would put his head int he man hole and be sprayed with mist. It would have been a combination of the heavy rain and wind lifting the water up.
