So very excited to finally be building our dream house! The design is a wide frontage farm-style design. It is one of the builders luxury spec homes. Still learning our way around the forum but it has been full of fantastic info so far. We've been given a 12-14 month timeframe from the builder. We looked at land there last year but couldn't get anything far enough away from the Tonkin hwy extension. What changes have you made to the plan? I think making the living area a nice tall raked ceiling space flowing to a big alfresco with the same roof profile would be pretty epic Re: 5 acre dream - Aveling - Cardup - signed up 5Jun 14, 2014 10:27 am Thanks guys, yep love the design and still pinching myself that we have signed up! Would love the raked ceilings and agree it would look awesome, but the budget wouldn't go that far. The whole house is at 31c. Changes we have made are extending the garage and extending the rear veranda to make an alfresco area outside the games and a smaller one out from the kitchen. I would of loved bifold servery windows from the kitchen but the cost was insane. We are just adding a servery flyscreen to be able to pass dishes etc through to the kitchen from outside. Apart from that there aren't many structural changes. We are increasing the insulation to 4.1 batts and adding Anticon insulation to the roof. We are not on scheme gas so the hot water systems have been changed to solar systems. The majority of our extra costs will come from site works as we will have a sand pad and our own sewerage system. The soil samples and survey were done the week after the signed up so now I'm just waiting to get the updated estimates from the builder... We have already got the ball rolling with our finance guy but I was wondering if anyone has any advice for things to look for in a contract? We also had a couple of issues that shows me it's good to do your own homework : BAL assessment - when we signed up we had a provisional sum of 12k added on the advice from our shire. When I made a couple of calls I saw the advice was from the planning dept not the building dept. we don't need planning approval so no BAL requirement. Got that in writing and saved ourselves potentially 12k. Engineers report: there was a mis interpretation by our sales contact regarding the engineers report. Sales contact thought it said we needed an 800mm sand pad which didn't make sense given our neighbors aren't off the ground that high. Asked for a clarification, waited 3 weeks and then was told I could call the engineer myself as it wasn't very clear why. I asked for a copy of the report and saw the house siting required a minimum 800mm of sand over any sandy gravel. Where we are putting the house had 1400mm of sand before reaching sandy gravel so short story is no sand pad was structurally required. This would of been in excess of 20k in sand cost and future retaining had we not questioned it. So my husband should be very happy that his pedantic wife reads into things cos it's just possibly saved over 30k so far. Fingers crossed for some contracts next week.... We have added one of the biggest bal items already being sarking to the roof. This was more for insulation than fire protection to be honest. The general area we are building in is cleared pasture land with the odd scattered tree. We do have plans to be fire smart though as we get crazy easterly winds in summer. (I used to do buildeers cleans many moons ago, it is disgusting what they do with our beautiful new toilets!) We added into our contracts at pre start that we wanted the site toilet to remain onsite until the end of trades as the ATU would not be connected until the Shire has been out. $1500 and we would have to pay again if the unit is 'used' and then needing the shire to come out again after clean up.
