Solar hot water panels are not effected in the same way. Owner Building at Jimboomba Woods in Logan City Qld. Blog : http://bandlnewhomebuild.blogspot.com H1 thread : viewtopic.php?f=38&t=68283 . Re: 5 acre dream - PCI date!!! 282Aug 14, 2015 10:19 am Thanks bpratt that's good to know. We put solar power panels on our shed so we didn't have them on the front elevation of the house. Good to know the hot water panels don't get affected in the same way by a bit of shade. Re: 5 acre dream - PCI date!!! 283Aug 16, 2015 11:10 am Catching up on your thread.. firstly congratulations on the new bubba! Love your kitchen splashback colour and your ensuite tiles look very swish! You are very close to the end now! I have bathroom envy, I have laundry envy and do I ever have island bench envy! They're all huge! Loving the windows in the living (?) area too. Re: 5 acre dream - PCI date!!! 287Aug 19, 2015 12:19 pm just W.O.W., I feel like I want to move in looking at your lovely photos! It looks so beautiful, fresh, light and airy! I hope my build turns out half as nice as yours has and I will be happy! Looks like you have some beautiful views out each window too. Re: 5 acre dream - PCI date!!! 288Aug 19, 2015 9:46 pm wow, wow, WOW! Everything is stunning Ashgrove, you have created one beautiful and amazing home. Congratulations Re: 5 acre dream - PCI date!!! 289Aug 19, 2015 10:27 pm Went and had a look in nick scali furniture today. So much lovely stuff in there... But I had a think... We have a 3 year old and a 7 week old... I think nick scali furniture might need to wait til we can eat our dinner without half ending up on the floor and when we've finished running toys along everything. I then went next door to super amart. And I was pleasantly surprised with their outdoor furniture. What do our h1 crew think of this table? We are going to have a lovely big deck made by my husband so I thought the light table would look alright and match the rest of the house. There's nothing worse than not being able to live cos you're terrified of breaking something. The outdoor setting is a lovely size. I like the colour too. Re: 5 acre dream - PCI date!!! 291Aug 21, 2015 10:30 pm Outdoor setting looks very nice, especially the price My build thread: Custom build on 40 acres viewtopic.php?f=31&t=75656 Re: 5 acre dream - PCI date!!! 292Aug 22, 2015 7:44 am Well PCI complete... And it wasn't what I expected. Husband went to get something to check all the power points and supervisor said you don't need to do that its all been checked and you get a certificate. Interesting thing was that the power had been isolated as they still need to connect up our sewerage systems alarm. So we couldn't really check anyway... He was going to start running us through and I let him know our inspector would be there but would do his own thing. Then as said well there's no point running through things as the inspector will give us a report. I understood what he was saying but it was a bit of a weird vibe. We then just ran through any items we knew of. One item is our water run in to the house from the water tank. This has been left as a black pipe running along the ground. When I questioned if it would be buried I was told I'd need to follow up with our CLO. Which I did and she's onto it. They are moving a wc flume so we can have our panels for the HW system as per the plans and not in the new spot recommended above our front door. So credit to them for arranging this. So outstanding things were a hot water system, a couple of taps to be fitted, and the electrical alarm for sewerage system. It just made it hard to check power and hot water running. We will wait to see the inspectors report. Looks like he's been thorough with taping any areas requiring touch ups. Went back afterwards and there's little bits of green tape around the place. Makes me wonder if the supervisor would of done this or just rushed us through dismissing things as we went. Will be interesting how the items brought up are addressed. At first glance the inspector did say he wasn't seeing anything sticking out and appeared that good quality trades had been used. Hopefully it's just cosmetic touch ups needed. Will keep you posted... Fingers crossed for keys in a couple of weeks. Re: 5 acre dream - PCI date!!! 293Aug 22, 2015 9:11 am Oh thanks MnT I thought the price was pretty good too Re: 5 acre dream - PCI complete 294Aug 22, 2015 2:07 pm It's always a bit of a worry wounding how they will react to things marked for fixing, I think some builders take it too personally and don't like their work scrutinised. Hopefully they are good about fixing everything. My build thread: Custom build on 40 acres viewtopic.php?f=31&t=75656 Re: 5 acre dream - PCI complete 295Aug 22, 2015 3:54 pm Before you get them to bury your water line you may want to consider upgrading it. If it's anything like the one. Our builders have used its pretty skinny. Our plumbers recommended to get the maximum pressure from the pump to the house it's better to have a wider pipe. We got them to put one in the ground for us when they connected the downpipes and we will disconnect the builders one and change it post handover when we out our proper pump in (we're only running a cheapy in case it gets nicked) Re: 5 acre dream - PCI complete 296Aug 22, 2015 9:34 pm How great that you have had PCI. Looks like having a building inspector is defiantly a good investment! Fingers crossed for keys soon. Love that outdoor setting, that price is great! Re: 5 acre dream - PCI complete 297Aug 22, 2015 10:33 pm Thanks! In the grand scheme of how much you spend on a house I think the inspection is well worth it. Our inspector has picked up a pile of things that we wouldn't of noticed. Little paint, plaster and ceiling/cornice touch ups. Missing grout or improvements to silicone needed. One concerning thing is a leak somewhere over bed 4 we would never of picked that up. Also the insulation needs adjustment down that end of the house. Some items I can see the builder saying they are within tolerance allowances. I guess there's lots of people desperate to get into their builds as soon as possible so they are probably under more pressure themselves to get handover. We are at my folks place at the moment and with a new baby I'm in no rush to leave the extra help haha! will be interesting to see the response from the builder, at this point they are probably also keen for their handover of the final cheque Re: 5 acre dream - PCI complete 298Aug 22, 2015 10:33 pm Good point about the pipe Nikki! I'll check it out thanks Re: 5 acre dream - PCI complete 299Aug 29, 2015 10:20 am Hopefully they get most of it rectified for you, and how great that the building inspector picked up that leak. We will defiantly be going though one now reading everyone's threads, it defiantly seems well worth it with what is picked up. I would be the same Ashgrove, how nice is it to have a helping hand with the baby. Makes it very hard to leave! I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15617 I am in the same situation, would you be able to give some insights in to this? I am in SA 8 17389 Depends what you're current inclusions are, but we're not including wardrobes and will just use second hand ones until we can save later on to get them built. Also have a… 3 12028 |
