My site supervisor doesn't want me there when the inspection is carried out. Claims that they need to be independent from me, so I can only have a walkthrough after they have had a chance to rectify any defects. The inspector says that he normally accompanies the owner when carrying out the inspection. There is also nothing in the contract which says I can't be there. Seems ridiculous that I would have to come out a second time sometime down the track and risk finding new issues, resulting in a delayed handover. Anyone who has had experience here able to comment? They are a consultant paid by you to assess the quality and workmanship against the standards and tolerances of the national construction code. As such, it is important and perfectly reasonable that you accompany the inspector. This is ‘reasonable access’ as per the building contract and per building laws. Ask the site supervisor to confirm to you in writing that he is denying your access with your inspector, and why. He won’t! Secondly, When you do the inspection together make sure the inspector does a really thorough job checking every room and surface inside and out, and you understand everything that’s noted. In addition to the easily seen cosmetic items that Your SS expects you to identify, Check the fundamentals like straightness of all walls, ceilings bulkheads, and corners, brickwork tolerances, tiling, door and window alignments as a minimum standard are all per the NSW guide to standards and tolerances etc. https://www.fairtrading.nsw.gov.au/__da ... ances_.pdf Take lots of photos. Wisdom Homes will appreciate yours and your inspector’s assistance and diligence in checking the quality of your new home. This will save you and them time and money later. He may assist you both to work efficiently by carrying the inspection tools such as plans, step ladder, 2m straight edge, carpenters square and holding powerful torch, perhaps?

Hi faykis, In my case (knockdown rebuild) Wisdom got me to sign the contract before the selection stage. This is what you then take to the bank for approval. Before you sign anything check with the bank how they want the progress payments to be structured and get it put into your contract, otherwise Wisdom will try to make you pay more upfront. Also make sure to put plenty of provisions in the contract even if you don't think you will spend that much. That way the loan will be approved for a higher amount and you won't be out of pocket when unexpected expenses appear. Get a lawyer to check and explain it. The standard HIA contract is prepared by the volume building industry’s lawyers. It’s quite one sided favouring them. In addition, some builders will add special clauses to further de-risk themselves and restrict their customers rights. After the sales process the contract's legal wording will define your relationship with Wisdom Homes if issues arise. For example: Consider whether payments are due even if the work is incomplete. Consider your rental costs if there are delays with handover. Consider your rights of access during the build etc. Even your rights to post on social media forums. It's possible and reasonable and recommended to negotiate more favourable and less risky variations to any of the 'standard' or special clauses in a builders HIA contract, particularly in the current depressed and competitive NSW home building market. Get an example Wisdom Homes version contract from them now to start checking and negotiating their terms. Don't wait for the final contract presentation when you may be under pressure to sign.

The Sales agent gave us an estimate. This is for a 33/34 sq ambassador design. While reading this forum, I feel many upgrades/ variation cost is much higher for members here compared to what the SA quoted us. We were meant to have handover in February. Looks like we will definitely be missing that time which is disappointing. There were a few days rain. But quite a few days like every one else I am guessing where there is no one on site. From the SS previous update we should have 2 weeks left. Now this has been extended to 4 weeks before area manager inspection. So looking at March. It probably should have been sooner, since most landscaping we are doing post handover. It is not very clear when all the defects found by the inspector will be fixed. Almost there. I think the PA for rainwater garden is underquoted too. Our estate has build a storm water detention system which runs under our block and drains to a huge detention basin outside the block. Rainwater tank is different i think. Norfolk @faykis will stormwater detention tanks be required on your land? If so ask Wisdom what is a realistic preliminary provisional amount for these based on their other builds. That 'leisure slope' for example might be because retaining walls can't be done. These were a big ticket item on my build. Before paying any money for the tender ask the salesperson to detail in writing to you the actual and other cdc compliance tender costs of similar representative blocks Wisdom has built on. They have this information. The more detail at this stage the less surprises later after you have invested in the tender fee and your time. Getting these things in writing from the salesperson is advisable. My inspection was done on a Friday and report was out the following Monday. I did my walkthrough on Tuesday based on the report and other things I found myself. My SS advice me of same which initially I thought was not right. He’s may point was for me not to distract during the inspection but was up to me if I wanted to come along. I chose to stay away but at the end it was good I did. Handover was completed last week Wednesday. Some of the items you have listed is fairly detailed and hard to give you an estimate since each of our houses are different in size that may impact price, also since we all got our packages at different times of what is included plus Wisdom’s own inflation cost over time. Council and land size can also influence Basix, Hydraulics and of course Additional Site Cost (not my favourite section). Having said that, I feel what make this forum works is sharing what we know to help the next person along. So, this is what I can add as estimates, other items you’ll have to search in previous post.
What I’ve mentioned before is you should go and see the display homes and ask for 1) the prices of upgrade as per display home and 2) the common list of upgrade list price Rather confusing but plenty of useful information from others who have posted in the past and using an excel file always helps.
