We’re only at tender stage and I’m feeling the disappointing admin side. It’s so frustrating having to go back to drafting and estimating each time, which take 4 weeks, when most of the changes were errros from drafting.
Hearing all these comments I’m starting to think maybe we should we abandon ship?


The same thing will happen with most builders. The admin side can be frustrating due to errors but everyone makes mistakes in their work and builders are no exceptions. The good thing is that they make a lot fewer mistakes when it comes to the build and I think this forum is testament to that as when you see everyone’s progress it’s awesome

The question you need to ask is this the house you want to build and the quality end product you want. If that a yes for both then the admin side is just something you need to persevere through to get to the other side

Thanks for your advise. I would imagine that every builder has their issues. We have three other friends and family members who are building at the moment with other builders and haven’t had issues like we have had with admin and are cheaper. However I would like to think Wisdom have a better end product, which I am reading which is a positive note. I can appreciate mistakes are made, but when it costs me time that’s when I get angry. Mistakes are made in drafting and because there is so many changes to fix has to go back to drafting 😩

Tender/drafting stage is the most frustrating part of the process for most of us. Once you have signed contracts and get assigned a CSR you’ll feel much more in the loop and your file will progress faster. The house will be worth it in the end.

We’ve been assigned a CSR alreasy and haven’t even accepted tender. Do we get another one later or is this the one. The reason I ask is because my CSR never ever answers her phone. Emails yes but not phone calls.


Ours was difficult to get by Phone until we finished admin. It was funny, she called me and gave me her direct line the same day we went in to production estimating lol. Can’t blame them really
You’re better off having everything in writing anyway

Hi twolittlepeas, do you know what sort of payment schedule the banks favour most? I know it differs from bank to bank. Some are more accommodating than others. Stay positive and i'm sure it will all work out for you. If you have a really good broker, than your broker should be able to work miracles! Or at least try their very best to make it work for you.

When we signed our Sales Estimate, the payment schedule was different to that of the Contract (Sales Estimate stated 5% deposit, Contract stated 10% deposit. They had to honour the 5% as that is what we signed up for). When we apply for our loan in a couple of months time, i am crossing my fingers we don't run into any issues as i can see from this forum, it seems to be common for banks to disagree on WH's payment schedule, so i am wondering what schedule is most favourable...

Sounds really similar to our situation. I changed jobs right as we realised that it was not going to happen with our first bank. I was already struggling thanks to my old job and the mortgage stress really pushed me over.

Even with the job change, CBA still approved our loan because I was doing basically the same job for the same money somewhere else. But it did delay us about 2 months while we waited to refinance the land and because Christmas fell in the middle of it all.

In the end we got our approval 2 days after we signed off our final end panel so it did come together but because of the bank delays we had no arguement against Wisdom giving us a price increase despite their delays too.

Yes cold water point is easily overlooked and really should be something WH ask if u need. I overlooked it but was able to put this in between production estimating stage and construction. No extra penalty fee thankfully.

We have been charged $640 solely for-

"Additional Lamiwood overhead cabinet to suit undermount rangehood: $640.00"

This is a separate cost just for additional cabinet material+labour.

2nd Gas point:
We also took the 2nd gas point in Alfresco for BBQ. However, for our home there is a 3rd point in butlers cooktop.

frige waterpoint:
We are regretting since we didn't ask for it. Did anyone try to include it in construction stage?

Fan provision:
Did anyone request for a fan provision in construction stage? Is fan doable after handover in ground floor and first floor?

Hi guys, Happy Friday! Quick question - we have done all our selections and have signed off on all of them. Our land does not register until Aug/Sept. So, just wondering, is there anything i am waiting for now besides my land registering? I know End Panel occurs after land has been surveyed, but when do i get draft drawings? Does that happen at End Panel as well? Also, can you add/delete things in End Panel stage - what sort of things can you add/delete without incurring admin fees - or does every add/delete incur a fee?

I got that amended as per :
- deposit—no more than 5%
- base stage—no more than 10%
- frame stage—no more than 15%
- enclosed stage—no more than 35%
- fixing stage—no more than 25%
- practical completion—no more than 10%

How difficult is it to get things amended? We have a 5% at contract and 5% at DA but I am anticipating similar demands from our lender (seems to be the norm rather than the exception). I am so tired of being stressed about this build and trying to anticipate hurdles before they occur.

Sentinel can do it for you but they are not home theatre specialists and do not provide any advice on speaker placement.

I spoke with a consultant from a major HT store and he said builders don't normally have an issue with this, but I'm wondering whether Wisdom will make a fuss?

from our experience wisdom will not allow that to happen. You will need to use sentinel for an in construction install or wait til after handover for your preferred supplier.

Wisdom don’t let you use your own suppliers for anything.
You can tell sentinel exactly where to put the wiring though so it shouldn’t really be an issue.

$600 per colour not per room.
So if half your rooms are one colour and half another, that’s still $600.
We got wisdom to paint our home theatre a different colour but I’ve painted the garage floor, 4 feature walls and one bedroom so far, it’s a pain with furniture in. We should’ve moved in a week later and done it all prior.
