Browse Forums Building A New House Re: Building with Wisdom Homes 9182Feb 03, 2018 6:27 pm ASJ1981 Happy Friday all! Just had a thought for those who got stung for fees due to Tender Expiring. Initially, our Sales Consultant added 9 months extension for $9k. It was in our Sales Estimate. Come Tender Presentation, they took off 3 months extension so it became 6 months extension instead for $6k. So that takes our Tender Expiry to January 2019. The Tender Presenter as well as our CSR are very aware that Land Registration is expected to be November 2018. That gives them 2 months to get everything in order including Council Approvals etc. It's actually not 2 months because they shut down in December. So basically, it does not give them much time, does it?! Anyway, they kept saying it would be "fine" and made us sign a variation form stating that for every month it is delayed after tender expiry, we can get charged "up to $1k per month" which is obviously better than getting stung with the price rise. So we agreed to this. The reason being is, if we left it the way it was (3k for 3 months) and we actually only was delayed by 1 month, then we only pay the 1k. The 3k is non refundable, so it makes sense to pay it by the month. Apparently our Council is really fast and W's favourite council to work with. So we have fingers crossed that Registration is on track. The Tender Presenter suggested this was a good alternative and hope she's right! We knew it made sense when she made the point of the 3k extension not being refundable, should we only need to pay for 1month. With your 1K extra per month. Was there an end date to this? They'd probably charge u for this and not really necessary Just our 4wd with equipment on roof racks or travel pod will not fit under 2.1m door. Our garage is also stepped down from ground floor so our ceiling height in garage is 3.2m, so brackets for the roller door hang a long way down off ceiling. Ahhh make sense. Too late now though right ? Unless u pay 1.5k variation? Too late for us, as we are done. We make do, car will fit with roof racks (just) but nothing can be on them. Hi GLO, On our case, we accept and signed our tender January 2016. We are now at the product estimation department, hoping excavation next week (February 2018 ) In our street block (brand new estate) we are about 6 Wisdom Homes builders, please note we registered our land (May 2017) at the same time, so we processed our DA and council almost all the same. 1 single storey is almost done, according to my neighbour they will move this month. 2 double storey are in Plasterboard, they been in that stage for almost 2 months 1 waiting for excavation and slab (we are) 1 waiting for draft end panel 1 just completed there slab last December It's really depend on your journey, every client builders are not the same, I guest. Hi All, A question on Rain Water tanks. as per Hydraulics design, W advised 2X4000 litres tank. Problem is that since the tanks are sitting next to each other, a part of them will come in front of kitchen window, and will go all the way a little bit to in the backyard. I requested W to look for alternate option of 8000 litres RWT, but they came back saying it can't be changed as the 4000 litres is based on Hydraulics design for what will work correctly. Does anyone know/have any suggestions on how this can be approached and re-adjusted? I am ok for tanks to may be like sit over each other rather than have them sitting next to each other. Hi Sinalg, I had a very similar issue. I was required to have 10,000 Litres and no room in my backyard. Initially the 2 X 5,000 litres tanks would be blocking a window, then we looked at one large custom tank and finally settled on an underground tank in the front yard. It is worth asking about as the cost of putting one tank underground for me was pretty comparable to an extra tank or a single custom tank. Hi Sinalg, I was advised it was going to be very expensive too at first. I think it was about 6K but compare that to the cost of an extra tank or custom made tank its actually not that bad when you have limited space or are blocking a window.. When I started querying things like why so much water storage was required I was put in contact directly with the Hydraulic Engineer who was hesitant at first but was very helpful in the end. I am not sure where you are at or if your timings allow, but when they say it will be very expensive it is worth asking how expensive and before deciding, offset this against what a second tank would cost and if you have time to have the hydraulics redrawn it may be worth it. Hopefully works out well for you, but if not I have had a look on pinterest and can see some really funky ways to decorate and hide water tanks. Building Wisdom Manhattan 44 Ens KDRB with some internal switching of rooms on 2nd floor to allow front balcony from Savannah Elite façade to work for us. Booked in for tender presentation next week. MD Domenic is now doing all Tender presentations! Not sure if I'm meant to feel honoured OR wary that our sloping block is going to cost heaps and they need the big guns to talk us around... Anyway, enjoying reading all your posts - has really helped to flesh out the real build cost! Stukip, Domenic is good and fair, during the tender pricing he will provide you good deal as long as you bring your own ace card (you have another tender from another builder) so you can bargain and negotiate. Domenic helped us to choose between Washington 32 and Manhattan 35, because at first we were thinking of Washington 32 but we need to increase the home theatre and study room size and Washington 32 will be Washington 34. But then, Domenic suggested why not go for Majestic or Manhattan, which we can save $4K, which we did. Dom also helped us to save some of the site costs. Asked for Fixed Price if you can, or unlimited Tender Expiry Contract, look for multiple items that can help you save at lease $8K. The only not quite good experienced we had was the admin and CSR, lots of delays. We end up of paying expiry contract and all of our supposed to be savings from above were deleted, business as usual Good luck and enjoy the presentation. The cabinetry was $1750 and the benchtop in 20mm deluxe stone $1400. We are on the luxury package. So hard to gauge, too many variables. I did get a quote for 40mm stone but I can’t find it now...all I remember is that it was more expensive than I expected so decided it wasn’t worth it.
