Browse Forums Building A New House Re: Building with Wisdom Homes 102Aug 06, 2014 10:07 am Hi SychoAngel We are building Manhattan 39 which has become 41+ now. Ours is 155k more than the base price and the structural changes would be 20k. Other than that Electrical, Tiles upgrade, stairs, kitchen upgrade, aircon upgrade, skylight (3 now) costed 10k, 7k, 7.5k, 6k, 4k and 4.5k respectively. It depends on what you upgrade. Re: Building with Wisdom Homes 103Aug 06, 2014 1:02 pm We're building the Trinity 33 and we’ve just signed off our docs at $620k vs a base price of $320k. $150k of that was for structural changes (it’s now 50 squares) and another $25k was for BAL upgrades but that still leaves $125k in general upgrades. Our biggest were Electrical $15k, Kitchen $13k, A/C $7k, and additional piering for Pool $4k but then there’s dozens of little things. A thousand here, a thousand there and pretty soon you’re talking about real money! Re: Building with Wisdom Homes 104Aug 06, 2014 1:09 pm WOW! I thought that with the inclusions package that Wisdom have, there wouldn't be too many upgrades needed. But I guess it comes down to personal taste & if the standard is sufficient. I guess at the end of the day, these are things you are going to be living with & looking at every day. Thanks for the eye opening info. Re: Building with Wisdom Homes 105Aug 06, 2014 1:12 pm We spent 50k over the base price... Including BAL and some minor Landscaping tasks. Re: Building with Wisdom Homes 106Aug 06, 2014 2:34 pm Hi Alonso As per the price list from Clipsal dated April 2014, LED Downlight(5300k cool, 13w 60 degree, Brushed Chrome) = $125 Quad Socket = $82 Double Socket = $55 Data Socket = $115 Re: Building with Wisdom Homes 107Aug 06, 2014 2:57 pm AAAHome Hi Alonso As per the price list from Clipsal dated April 2014, LED Downlight(5300k cool, 13w 60 degree, Brushed Chrome) = $125 Quad Socket = $82 Double Socket = $55 Data Socket = $115 Thanx AAAHome! Were there different varieties of LED lights? is that one you mentioned a standard LED down light which most people would go for? Re: Building with Wisdom Homes 109Aug 06, 2014 4:31 pm Hi Alonso, I assume this is what Clipsal offers you as a standard include thru' WH. Also if you are thinking of getting a ceiling fan through them you might want to consider that. Clipsal charges $300 for a 3 blade fan when you can get exactly the same model outside for $100. I did a mistake of getting 4 from them, silly me Re: Building with Wisdom Homes 110Aug 06, 2014 4:33 pm A more reasonable figure to remove 7.5 tonne of clean fill would be circa $500 Re: Building with Wisdom Homes 111Aug 06, 2014 4:41 pm Thanks Matt1...WH is telling "We cannot let any 3rd parties on to our secured site, this forms part of the terms in your tender and subsequent contract due to OH&S and insurance requirements"...it looks we can't use external contractor to remove access soil...hv to pay WH $1350... Re: Building with Wisdom Homes 112Aug 06, 2014 5:06 pm No, but you can ask them to stockpile it on your block (say, at the front) and then get it removed later. I'm doing this with 50 tonne that is being cut from the rear of my block when they do the house pad. I'll use some when I do the lawns and then get the rest carted away. Thanks for the eye opening info. I don’t think we went over the top with our upgrades (standard carpet, included range for tiles, no feature walls internally, face bricks not render etc) but we tried to upgrade things that we wanted and would be hard to do later on. Things like a poly kitchen (a couple of k), insulation in all the walls and between floors (about $7k), tapware and showers that we liked (included in our kitchen upgrade), two HWS’s (big house, lots of bathrooms, didn’t want pressure issues later on). We could have spent less and lived with it but we plan to be in this house for a while so wanted it to be as close to the “dream” as possible. … I just remembered there was nearly $10k in additional site costs as well… Re: Building with Wisdom Homes 115Aug 07, 2014 1:46 pm Alonso Graciegirl Hi all.
