Browse Forums Building A New House Re: Building with Wisdom Homes 1561Feb 18, 2016 6:39 pm We are getting them to do a retaining wall down one side of the house that the access will be difficult after the house is built. They are doing it next week before the framing is done. We had 2 other concreter's come out and Wisdom were around 7-9k more expensive (we have to use council approved converters for the layback so got them to quote on the lot). I wish they had just given us a 5k discount! One thing we are getting them to do as well is levelling the backyard - it is probably more than what we can do ourselves but access to the back might be difficult after we are finished and the rental we are in at the moment didn't level there yard before turfing and you walk into all these bumpy holes in the yard - i have nearly twisted my ankle a couple of times now. We didn't get them to quote for this as we're putting in a pool before hand so will get the pool people to level the rest of the backyard for us too. Curious as to how much Wisdom charges though.. So far, while waiting for tenders for both the builders I can see the price of Metricon is cheaper compare to wisdom. That's because Metricon have 2 layers of discounts (rewards your self plus the summer promo) while wisdom only have the wise choice promo. Another factor I can say less in Metricon is the site cost. Metricon is around $40K then wisdom homes is $53K. Well, 2 weeks from now we'll get the tenders, hopefully everything will be valuable. Regards, Rodel LouR Hi Navy, We initially went to tender with Metricon for a similar house (grandview 37) and wisdom (prominence 33 - both unfortunately not available anymore). At the time that we went to tender with Metricon the base price for both houses were similiarish. Our site costs were slightly more with Wisdom but we found that there were a lot more inclusions with Wisdom that we weren't getting with Metricon, or if we were to upgrade the upgrade price was a lot more with Metricon. This was nearly 2 years ago now so am curious if Metricon comes in better for you or not. BTW to upgrade our WIR to dark laminate timber was 1400. Both quote is close. The reason why we decided to walk away from metricon is their 2nd level. The whole 2nd level is constructed using cladding which is not our preference. This was the case on the design we like and not sure if the same for everything. You may want to check the design you are after. Also check their inclusions as it is not as good as wisdom, during the time we were getting quotes which is around mid last year. I know Wisdom's base price has risen since our tender. We provision to hebel upgrade for all sides and all elevations, that's an extra $1,400. And we got the rendering inclusion. So far Metricon has better inclusions, but according to wisdom they will try to beat M, Apple to Apple, so we will see it later stage who's going to be valuable. We are stuck in admin at the moment as the hydraulic engineer is apparently back logged. So we've been delayed quite a few weeks although they have reassured us this will be taken into account come tender expiry time. How long did it take for you between wrapping up your file after council approval to start of build? And how long did council actually take for you? We are rapidly running out of time for our June tender expiry as we are still waiting for them to submit to council. So frustrating. Our admin officer keeps telling us she's confident all will be wrapped up by then and they don't need to have started construction by June. Can i just ask about the height of your island bench? We're having a bit of issue regarding this as our drawings where showing that it is only 8500 from slab. Raising island alone would look odd so the whole kitchen is raised to the same height so benchtops and island are at the same height. This resulted in a plinth that needs to be below the oven area. With the flooring tiles, actual height will reduce to around 900 for benchtops and island, which when we stood against, felt about right. We went past our site and the framing was all set to start tomorrow. So far the site supervisor has been great. Rings every Friday, tells us what happened this week and what he is aiming to do next week. He told us framing was to start tomorrow and they are ready to go. I didn't even think about the bench heights addie - it wasn't mentioned when we had our kitchen appointment and i didn't give it a second though . I am 5'8 and hubby is 6'2 hope the standard height isn't too low. Why don't they have a checklist that they go down when doing that - i have never ordered a kitchen before! Yeah from memory hydraulics was a month long wait for us last year around November. It was supposed to take 10 working days but ended up at 20-25 working days cos of delays. We were lucky enough to have a complying development so didn't go to council. The private certifier only took 2 weeks. From file wrap up to now was fast. One week it was draft end panel, the next week was wrap up, then the next was end panel. Is this only for a knrb? Or a double story? I think we'll be raising our bench heigh slightly. Our plan says 910 from slab but once the tiles are put on there it will be about 40mm less. It is 900mm from the tiles to to top of the benchtop. Same for other including the vanity. When we had our kitchen appointment we did ask them what's the standard height and if it is going to be the same as the model house but when we received our kitchen plan, it is so much lower. And when i asked to be changed, i was insulted and was told i was not even that tall and i have to pay $365. @LouR, thanks for the info. i'm only 5'5" and i was told that i am not that tall. 900mm from tiled floor is just right for me. So if it goes lower than that it will be a bit odd plus as per australian standard it should be 900mm. @shuddabeenatradie, thanks for that. From how they explained it to me it is making sure water flows off your property into the storm water correctly (I may be wrong as there was a lot in our landscaping appointment that i didn't get).
