Check the contract disputes procedure carefully first before saying or writing anything. I pulled out the contract this morning. I'll review it tonight before seeing the SS tomorrow. Thanks again! Keep cool and Ask him to acknowledge each defect on the report and to advise in writing when they will be rectified for your subsequent inspection. Do not rely on his verbal assurances or accept any ‘gaslighting’. If he won’t confirm in writing then do it for him and ask him to acknowledge the email. It’s important to keep factual written records as anything said often means nothing later when the next supervisor is assigned to your build. This was my experience with the 6 Metricon supervisors on my build. Everything needs to be in writing and that has saved me a couple of times so far in this process. Just this week we found that our garden taps had been installed without consultation as to location with us. I had asked our admin person about 18 months ago (via email!) when do we chose tap location and was advised in writing that it would be in consultation with the plumber and SS once on site. I thought it was a strange response but you have to pick your battles sometimes so I went with it. Well it turns out that what the admin person told us was BS (no surprises) and we should have been asked before going to site. The SS is fixing for me but only because I have the email chain but still less than ideal as brickwork has started. Most customers do not realise that volume builders like wisdom and Metricon typically do not have any quality assurance process for the pre construction and building stages, let alone warranty phase! This is too expensive for their business model and they prefer to focus expenses on sales and marketing. If quality workmanship is important it’s up to you and your private inspector unfortunately. We built before with another bigger builder and the quality was/is terrible... that was a while ago but I learned a lot through that process so made sure we got an independent inspector for each stage this time around. I Hope the meeting with SS goes well. Wisdom do have a QA team. Just because you had a bad experience with Metricon doesn’t mean all volume builders are the same. I have built quite a few houses with custom builders and This is my first with a volume builder and would definitely go with them again. I couldn’t say what their “process” is I’m sure they have thousands of them and most likely isn’t meant to be customer facing. That’s something you can ask their QA team. I know from my experience building with Wisdom that each build is reviewed in a weekly basis. I have met several layers of management on my site by pure chance ( I live 100 metres away) doing inspections from both a construction standpoint and OHS as well as having a dedicated QA team. I think it all depends on how involved you are with the build process and the updates you get from your SS. For me, my build is on a suspended slab and I know because of the QA process and ensuring they get it right my foundation and slab took longer than normal.
