This will depend on the provisional allowances you put in your tender to account for unexpected costs and the selections you make later in the building process. You need to anticipate how much extra you'll need for various parts of your build and add that in to your initial tender. I recommend putting higher amounts here that you think you'll need as you can always take these items out or change the amount in later administration stages. You are not expected to use/spend the money you add for provisional allowances. For example, I am building in a BAL 12.5 zone... as we would only know the actual cost of complying with the BAL requirements later in the build we added an $8000 allowance here in our tender. After our bushfire assessment came back and we knew what the requirements would be we found out it would only cost an additional $3,500. So, the $4,500 difference was taken off our final contract price. On the other hand, I did not put any provisional allowance in my tender for upgraded flooring and I ended up spending an extra $12,000 there. I could give many more examples, but the advice will remain the same... Research everything you think you'll want to upgrade or change and add provisional allowances in the tender to cover these costs. From my experience areas that would require significant allowances are kitchen, electrical, flooring, and site costs (if you have a sloped or otherwise difficult lot build on). If the base price is $450k, the tender price may be around $650k ( including site cost and promotion)? Did they ask you to pay extra after you signed your tender and contract e.g council regulation cost, water connection,excavation cost etc? That been said, I think it is worth the extra cost (not sure but I think it was $600 for each color) of painting the color scheme you desire for living areas.
