Promised bricks didn't happen, promised phone call didn't happen. Trying to stay positive but so far the new ss is not fulfilling the wisdom experience at all. I'm not high maintenance or demanding, all I ask is for honest, regular communication. Surely that can't be too difficult? Ugh, so frustrating. As I explained to our SS, they may have lots of builds to deal with but we only have one, and one that we've invested a lot of money in to so they should appreciate that we hang for that phone call once a week! I find that when they miss a Friday call it's usually the next Friday that you hear back from them. We've had some bad luck again.. our SS (the 3rd and best one) has become ill and has to take some time off. So we're back to the previous one. Not sure whether he'll take us to handover or whether we'll get our other one back again, but what I do know is that we're going to have to catch this guy up with the outstanding issues that need rectifying. Im about to request a tender before the price hike, but wanted peoples recommendations on electrical! particularly 'downlights' and fans. I have seen comments on having the downlights provisioned (self install later and possibly buy direct), I recall reading that too many means its too bright! Also in relation to DC fan locations, are any of you doing this, or are you satisfied with the Actron AC? Im looking to build the Manhattan 44 so any tips on the most appropriate system size is appreaciated. Hi GLO, We had Wisdom install al our downlights downstairs where we wouldn't have access later, and have put in one provision at a future downlighting location in all rooms upstairs. We have 4 in each bedroom, and 5-6 in each living area but have added in dimmers so we can control the brightness. We didn't add in any fan provisions, just stuck with the AC and added an extra controller upstairs. Thank you Hi Home_17, welcome to the forum. We're also building the Ambassador and have chosen the Designer facade. I suggest you have a look at the facades online and also visit some display homes to see which suits your taste and budget. The facade upgrade prices are included in Wisdom's brochure but keep in mind that adding render is a further upgrade. You can make any changes such as window sizes etc at or after your tender appointment. I suggest you have a good idea of what upgrades and changes you want by this stage and add them all on. You can always remove items that you may feel are out of your budget before contract signing, as opposed to adding items later as this takes longer. I couldn't get in on Friday and I messaged my SS and told him I was sad and he's like "why don't you just try and crack a window open?" Hahaha He knows me too well now. I hope you get your SS situation sorted quickly. I can't believe you are having ANOTHER SS. We have another wisdom in our street that started about a month or two before we did and we have well and truly Taken over (different SS to ours). I have no idea what's holding it up but it's taking forever. No one onsite since last week, we are waiting for lower roofs to be done and then cabling/air con rough-ins to begin. Have independent inspection lined up for 5th June before plaster goes on. It's been two months now since we paid the initial 1000 From memory our tender was about 2 months, but our was on unregistered land so all of ours were done on "estimated sure costs" and no soil tests etc hopefully not too much longer for you! Our fence is gone and decided to check but again can't access the back as they have started the excavation and soil is to soft to even walk to. So annoying. Really happy though that landscape has started. The landscape ss said that they will finish the levelling and retaining wall at the back. It's been two months now since we paid the initial 1000 I think we got our tender about 2 weeks after soil testing. They don't seem to be consistent with their time frames though. Our tender took 11 weeks, but some on here did get it within the 4-6 week timeline W suggest. I would think you'll have yours within a week or 2. Hang in there! Don't pay the $5000 to accept tender until these revisions are done, as it won't speed the process up. We paid and shouldn't have. Once you receive your first lot of working drawings you will most probably need to make changes to these also, so bear in mind you will have this opportunity to make structural changes down the track. You pay the $5000 when the tender is correct and you are ready to request working drawings. On our provisional plans they had put the water tank in the wrong spot and we also didn't like the balcony placement on the facade we had chosen so changed the facade. Once these things were changed on tender THEN we should have paid the $5000. Just meant Wisdom had that money 2 weeks ahead of time. You might find your tender is correct first time. If you do want to change doors or things like that, you get a chance to do this again after you receive your first working drawings. It takes at least 2 weeks to make any changes so try to request changes all in one hit if you can. Easier said than done! Makes much more sense now! My partner and I already know what changes we want to make once the tender comes to us (2months of talking about it), which is only one change. I am planning to get my drive way done through wisdom and rest of the landscaping through an external landscaper. Wisdom had drawn up a plan that would comply with council/estate requirements (minimum area to be turfed etc). I believe I would be getting an interim certificate once I get my keys from wisdom. How long will interim certificate be valid ? What would be the best way to deal with this ? As I prefer to do complete timber decking at the backyard,I don't like the idea of paying for laying turf (to comply with council) and then rip it out after I get my final occupation certificate 2, my SS informed bricking would commence this week. Is there anything I need to concerned about regarding bricking stage? Any standard requirements I need to put forward to SS- like not to use chipped bricks etc 3, I was quoted $193 per square metre for coloured concrete around my home by wisdom. Question for all :- I don't like translucent glass on windows and doors. There are other option in the market which are kind of clear however privacy is there. I saw some in Humes website. What are your thoughts. Main Door, we are going for the bigger one however I do not like the style. I received the USB and saw some interesting doors.
