When i first joined the thread, I have heard a few terms here and there about Transitional Drop Edge Beams etc etc, but i wasn't at that stage yet. Now i am! Anyway, received a Variation today for almost 9k for this and nearly fell off my chair. Has anyone contested this and/or asked their CSR to provide more info. I don't want to sign anything without knowing anything about what this is and if it's "accurate". So, you pop into the car dealer, and ask "do I really need this paint protection job on the new car?" and they say "Of course you do and, look, why don't you have the upholstery done, too." Look, treat a building job just like your boss would want you to do with a big work contract. Information, site data, impartial advice, budget control, no emotion, stay in control, you've got the purse-strings. Treat it all like a project not a journey with a sales-team. Any common mistakes or omissions to look out for in particular? Double check the addition of the total. We had a provision allowance credit of $25k added instead of subtracted. Meant a $50k decrease in total when edited. Check every line against your signed variations. We had 4 items on page 5 of the kitchen variation not make it to the DEP. Meant an increase in total cost but at least we will have a complete kitchen! My advice, for peace of mind check everything. We had one DEB which meant a $4000 variation and our land was almost completely flat. This included an additional concrete pump- it’s a bit of a rip off as only one is included as standard even though one is used for piering and one for the slab including edge beams! You will need them to contain fill under the slab where the land isn’t completely level. I think you can go without them if the fill is below a certain height and/or a certain distance away from neighbours but most blocks are too narrow these days for that to apply...I didn’t look too much in to it. When we built and saw the DEB we were surprised at how small it was- they are ridiculously expensive! W really should be obligated to issue levels variations before selections so that we can budget, but I guess that’s not to their advantage! Asj1981 we also got nearly 8k for drop edge beams because of water resource requirements. I discussed on this forum and was given some really good advise via PM by some experienced people in construction industry. ultimately I was advised to get it done. Asj1981 the incorrect door heights (in submission plans) are not in the DEP but I’m assured by my CSR that they will all be fixed and accurate on the construction plans. That is a very nice guy to talk with.But this morning I had received quote for site preparation,it’s for level the back yard for laying lawn ,stock turf underlay for landscaping work.and say all the fill will still remain on site .it will be 1430/load for remove. Did any one get wisdom do the landscaping? I feel the site preparation normally should start after house finish?It will be weeds everywhere after 10-12m months?Anyone has ideas of it? This is my experience :- I received the same call and I said No. During my landscaping appointment (which will be later during you build - 28 weeks approx) I agreed for land prep for $1600. Soil removal quoted for $1300 / trip, which we thought was too much. I got the land prep but got them to leave the soil which they said will be left at the driveway. I had a guy come in yday who charged me $900 but shame that underneath that soil was ton of sand and left over concrete which W should have removed after the build. Also I am not very happy with the land prep either. My landscaper need to prep the land again. I wonder if they have prep the land for us even before the build, it would have been much worst.
