You put down a concrete footing and bolt it into the concrete from the inside with dynabolts- similar to putting down footings for a deck. It’s not difficult to lay down a small footing. Essentially dig a hole, mix up some concrete, dump it in the hole and level it off. Out of all the DIY projects when we move in that’s the least daunting! I'm about to submit and send off our Provisional Landscape Allowance. Planning to get Driveway done only and possibly Rendered Letterbox. There is an item for "Fill Removal x 2 Mixed Loads $1,450* - Site Prep x 1 and Driveway x 1. *Alternatively fill can be stockpiled for removal by owner. Total Cost is $2,900. Is it easy to remove after handover? Lastly, is the Rendered Letterbox worth the $1050? Tried to google it to see if there are any local businesses that do this, but struggled to find one! TIA! I think the dirt removal is expensive but I cant be bothered organising that so got WL to remove it for me also. Just for the convenience. We got the rendered letterbox from WL, you could probably get it a little cheaper if you went private, but you'll need to get a brickie that can render, else it will just be a hassle to find the right peoples. My lintel issue still remains unresolved. Builder has put it squarely on the engineer to make the call, am awaiting their latest response. In regards to topic at hand (letterbox); Just for others info, the letterbox that WL does, does supply all of the above, just just need to paint it yourself. Hmm we didn't need to paint our letterbox. At colour selection they asked what colour we wanted and it was done in that colour. A lot of people (like maybe half) in my estate have decided to forgo the rebate because they didn’t want a 3m driveway width at the crossover, or because they didn’t want to plant trees etc and no one has had a problem that I know of. I’d probably just see what they do. Worse case they can somehow force you to take them down, they aren’t going to be able to fine you or something...I don’t think? Lol Have you explained to them about the dogs? Our developers allowed some people to have a wider driveway because they were on corner lots, maybe yours will be similar because you have good reason. Our land contract included a special clause that says we’re bound to adhere to the estate guidelines so I would assume it is legally enforceable based on it being in our contract. I wonder if it’s like living in a strata complex that they only bother to enforce it if someone complains. Council's LEP and DCP guidelines override any condition in an estate guideline or strata by laws where there are differences. As a developer, I built an estate of 40 factory/warehouse units. We had clear by laws saying that no factory could be used as a drug injecting room or brothel. This was made clear to every purchaser before contracts were exchanged. A lot of people bought into the complex seeing this as a major positive. One owner decided to convert his unit to a brothel so the body corporate took him to court. They lost as Parramatta's LEP allowed for sex premises in that zoning. So you need to check the DCP for fencing guidelines. Sometimes the developer will have input into the DCP and the estate guidelines line up with the DCP controls. Hi Chompy, We got quoted $2,300 for a built in study desk for our home office. It was about 2.85m long and 2 x cabinets on each side. We opted not to take it though. I must admit, custom made built-ins do look fabulous though! We did not request a quote for the media, leisure or 1st floor rumpus and wish we did though. the reason we decided not to go ahead with it was because i wanted them all to match for consistency and because we didnt ask for the others to be quoted, we might just leave it for now. Chompy if you go through the builder, with their mark up its going to be incredibly expensive. What we are doing and have done in the past is go to a local kitchen joiner and get them custom made. Joiners will build you anything laminated or polyurethane. I have a great joiner based at Smithfield who has built heaps of stuff for me over the years. If you want his details PM me.
