Great news (apart from the bushfire rating) You won’t have an issue with Tender expiry now you are past council, unless you have major hold ups with your bank. The showery weather over the last few weeks have really slowed down the outside trades, and the pool final touches is also slow given they are working in their peak season. Paving was supposed to be finished last week, hopefully now by the end of this week. The spa coping and waterfall soon thereafter. Irrigation system and plants are supposed to be getting done this weekend, with the turf the following week. Pool fencing the week before xmas. Really hoping this last bit can go to plan so we can sit back and enjoy it all. Electrician finished off inside this week, the stairwell light being the last piece of puzzle there. She advised that WH has changed their admin process slightly... basically, before Tender Presentation, they now have a "siting" which is the appointment before Tender Presentation. At this appointment, you will have the opportunity to make changes/additions prior to Tender Presentation - it eliminates delays and the back and forth which i have heard could happen many times during the process. It makes sense because we haven't had Tender Presentation yet and i already know what change and additions we want. They can then add these changes/additions on the Tender so we won't have to wait for Tender to be revised (if they get it right the first time!). I personally don't like that idea, a tender is the initial concept that you asked for and then you should be able to make appropriate changes before contract signing. But hopefully its a smoother process, be sure to advise how that goes. It is now 11 weeks since we paid the deposit. Apparently we are still waiting for a siting report. I always thought this meant something to do with WH coming out and assessing the whole project rather than an appointment to make changes before tender is presented. If that is the case, how can they be waiting for a siting report when we haven't had a siting apptment yet? 😐 Our CSR also mentioned a new internal process but she didn't elaborate on the 'siting' part.. only that from now on.. we deal with sales consultant up until tender presentation, then CSR takes over right through to handover. Can I ask everyone how long it took from deposit to tender presentation? I'm curious if the new process is improving things or making it worse? All concreting, pool and paving done post handover by our own tradies. Wisdom Landscapes did our letterbox ($1k) and we used the remaining $4k (from the voucher) to purchase plants from them. They only just finished our letterbox one week ago. I'm curious if the new process is improving things or making it worse? 14/10 - Meeting with Sales Consultant, Sales Estimate given 20/10 - Sales Consultant submitted the paper work to HO (we paid deposit of 1K back in September though, but she held onto our paperwork at our request as we were waiting to exchange on Land) 24/10 - Welcome email received from WH (from this day, should take 6-8 weeks for Tender Presentation, therefore expecting call from Sales Consultant on 4/12/) 6/12 - Right on expected schedule, got call from Sales Consultant advising that "Siting" is done So from the day our paperwork was submitted to HO, it has taken about 6weeks. I am hoping i am not getting me terminology confused I should have asked CSR to elaborate further, but because i am at work, time was not on my side. I actually thought "Siting" meant they have done the soil tests etc but she said they can't do that yet as the land is not registered. If that is the case, i won't know my site costs until late next year when the land registers - which makes me uneasy as i would want to know this so i can budget at my selection appointments, if that makes sense? We stuck with the standard alfresco size too so your pics are assuring no upgrade was necessary there. Could be having a slab party in no time! Composite decking could be an option if budget allows. More expensive I hear but the low maintenance (no oiling required) is an added benefit.
