We have decided against carpet upstairs due to a history of allergies, so timber or laminate it is. I can’t work out what is available, does Di Lorenzo do all the flooring? I can’t only see tiles on their website. Will have small children so don’t want a floor that they will wreck in a few years. Heard it was fantastic value and those on here who have them have commented how good quality they are. We initially wanted wood look tiles too, but was very expensive. Your other option would be to do it after handover. We did upgrade our carpet to Redbook with 100% Triexta. Again, this carpet had good feedback. A lot of my questions regarding flooring had great responses and advice from everyone on here, they really helped me during selections Also, we made about 4 or 5 trips to DL showroom in Castle Hill before our selections so it's definitely good to head down and have a browse. It cost us $6,300 to upgrade from standard to 2.74m so i am guessing it would be just under that. Second question is, would they charge me admin fees to change this? I haven't received end panel or any construction drawings yet. I wonder if they can do this for us and not charge admin fee - i know it's a structural change but it doesn't really involved a re-draw. It would only be updating the ceiling height details. I guess it is an admin change That’s interesting, I’m just about to sign up, Manhattan 39 ensuite. And the upgrade to 2.7m first floor is $7990 - not including the doors and windows upgrade. This entire thing is so stressful to be honest. So far I’m at 483k or so, about to give it to them so they can come back with the fixed price tender. Worried I’m spending too much and overcapitalising. And I haven’t even done all of my upgrades! They want to charge $150 for a downlight or $75 for the provison. Does this sound right? Anyone know what their standard floor tile range is like (on luxury) or will I definitely need to upgrade? So far they put aside $5000 for floor to ceiling tiles but will come back to me with the fixed price. We just got provisions because u can buy the same downlight for about $18 so you'll be saving at least $50 per downlight doing it yourself and we have at least 60 or more so that's about 3k+ saving. Standard floor range is not great but depends on your taste. Max size is 50 x 50 so we got a credit from wisdom and got 90 x 90 tiles externally. If you go with DL for upgrading tiles you are going to spend a fortune because they only do italian tiles so its heaps expensive. If you go elsewhere u can find a lot cheaper. Our tiles are from Brazil and cost $50sqm. If u went italian at DL they would cost you likely $100sqm. Bathrooms you have to do with DL because of warranty and waterproofing. If you have the man39 ensuite then you may be spending a lot on upgrades for this. We're building the man39 non ensuite and bathroom tile upgrade was about 14k but we have signature package so includes full ceiling tiling. If you dont have that. Expect to pay more. It all comes down to how expensive ur taste is. My house was about 250k above base price and that doesnt include any flooring as I'm doing that at handover. Theres not gonna be such thing as full fixed price tender. You'll have ur kitchen appointment, flooring, aircon, electrical etc and they put provisional allowances so depends what you select. We also got slugged big for hydraulics/stormwater design. The sales rep put 6k PA and we got hit with a 27k bill for it. The downlight prices sound correct but there are certainly ways to keep costs down which you will find on the forum like buying your own lights Only you will know if your over capitalising or spending too much as everyone is in different areas/size land etc so it can be difficult to compare Make sure you leave some wiggle room for site costs, hydraulics etc depending on your land just in case Re: Building with Wisdom Homes 11509Jul 09, 2018 11:27 am Anyone had window tinting done on their house. I'm looking at getting mirror tints to the back of my house as my land is higher than my neighbors and we can see straight into our houses and vice versa. Any recommendations and rough prices? I'm not sure if they will slug u with admin fee but I'm guessing they would. Doesnt hurt to asks. Yeah, it does depend on council to council. We managed to ask for 2.74 upstairs, and was approved by council. Regarding extra costs, it was ~6K + ~2K for doors and windows.
