We will pay the 5% at signing, but apparently another 5% will be due before we start on site. Must be because of some banks not agreeing to the % schedules? Is there anything particular I should look for in the contract to try and negotiate? I would certainly ask your CSR if they know what is happening, as you have heard nothing.....Its hard waiting without knowing what is scheduled to happen. Its certainly gone quite on ours as well since PCI. I'm guessing its hard for the SS to get tradies back to fix/touch up areas as they probably don't get paid for that. Handover supposed to be next week, but there is still a fair bit to do before that happens... hoping to see some activity very soon. Ok they are back.. Meet Wisdom landscapers today onsite to go through some potential work they might do and saw eaves delivered and they are currently installing it. Hopefully the landscaping quote wont be too crazy this time around. We had our first round of appointments. Electricals believe it or not came to just 4K (winning!) - which includes pretty much everything that we need. Aircon upgraded to ESP Plus cost us $4800 for Ambassador 36 with extra controller downstairs (includes 4 zone + wifi) - we don't use aircon much + we are getting celling fans in every room except dinning & downstairs lounge. & only color upgrade we did was the garage door & front door handles! We are pretty ok with the rest. I am not sure about the shower heads but we know we can get them changed if required. Color appointments was rushed!!! Not happy!! So we opted for separate appointment for stairs. We have decided to go with Black Japan for external doors & stairs to match the stairs with front door. Garage door would be another color (don't rem told you we were rushed)! We most probably go with timber look tiles (grey)so that will ties up kitchen + floor + stairs + main door. Dark choco timber upstairs after handover. Espresso bricks. Tomorrow is the big one - Kitchen at Timpelle & Tiles. We went to De Loranzo over the weekend & unofficially finalised all bathroom tiles & wet area tiling. Somewhere I read that you need to pick the feature lighting & pendants before the electricals, so we did that too over the weekend. Just a correction, the above is true if the pendent & lighting is over 5-8Kg so the ceiling has enough support (which are true for crystal chandeliers). Has anyone built the Savannah facade? What wall lights did you choose and how did you place them? I have noticed having up down wall lights on the Savannah facade don't come out particularly good as the balcony above the wall light potrudes out to the side of the wall blocking part of the light upwards on the pillars. Like us you may find a house where you like all the externals, then its as easy as providing the address to the color consultant. Thank you. We have external appointment today. But when the contract signed, we feel W pushed a little bit harder. It's strong recommended doing preparation work before to the appointment. Agreed, we felt the same, the 2 days of appointments were very rushed - not happy! Do as much prep work as you can, prior to appointments. I received my landscaping quote, which is 96K! it includes the cost of front fence, deck, and driveway though - still I think too pricey (similar to what other ppl have also experienced). We're doing some stuff with them just so we can use the voucher. Our plan is to build in the alfresco a bbq outdoor kitchen bench with sink and stove, we're providing our own bbq. While we were there, they asked about levelling our block and putting in front retaining/fence wall. We said to include that in the quote as a separate item and we'll think about it. We have asked W to change and not to render the pier for now, as this is something we will look into future as to what will suit best. With the quote for rendering the yellow area (which is such a small area), I now plan to take this out as well, and will consider after handover.
