They did it in record time resulting no delay in construction. Their payments to W is on time within 7 days. Even with the Progress Payment issue, they were great to deal with and extremely professional. The Progress Payment issue i had yesterday was resolved on the same day. I did panic in the morning when my CSR wouldn't agree to NAB's proposal. NAB's proposed schedule seemed fair and reasonable to me so i didn't think it would be a huge issue. Especially after doing some online research, it seems most if not all the banks have a maximum of 20% for the Slab Completion. From what i read on this thread, a few have had issues too and WH wouldn't budge so i immediately panicked thinking this is going to be a long drawn out process which i really did not want to deal with. I am glad my Home Lending Manager agreed to it. But more so, i am glad my CSR amended it to satisfy NAB's Lending Criteria. I am assuming my CSR would have requested a Survey/Contour Plan (well hopefully she has!). I am just going through some things to get my head around any potential issues we may face in regards to Additional Site Costs or what not and i just noticed the following (refer to my pic) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ - site plan from Wisdom Homes has E1 "Easement to Drain Water 1.0m wide" BUT - estate master plan shows E4 "Easement for access and maintenance 0.9m wide" I am not familiar with all of these things - i can only google so much Is this something i need to look out for / be aware of? I am sure all this would be picked up in Survey. Can anyone tell me or advise me of any potential issues i need to know? Lastly, as you can see from the estate master plan, my Lot 2266 has a sewer line at the back fence boundary. Rear setback is 9.8m. Do you guys think this would be an issue in regards to Zone of Influence? Or should i not worry... Sorry if my lingo doesn't make sense. I just pick up from posts here and there TIA!! I don't believe you have anything to worry about. You house is 1,180 from the boundary which is more than the 900 requirement. I'm not too fimilar with zone of influence however this is relating to building above or close to sewer line. Your house sits well away from it. Wisdom complete survey/contour plans as part of their tender process. I would send an email to your CSR just to highlight that easement is incorrect. Because it’s a bigger easement than it needs to be it shouldn’t be an issue but if they don’t fix it before you get your building approvals, it might delays those if the plans have to be fixed then. We had to have our plans amended during the approval process which added a couple of weeks on. It was something I had pointed out 2 months before as well where there had been a CDC requirements change and the plans didn’t show a ratio for something (I forget what now) I don’t think the sewer line will be an issue. We have one about 3m from the front of our house and it didn’t fall in the zone of influence. They should add that to your plans once they have requested and completed a sewer/water survey of the lot. I really appreciate it. Sometimes i surprise myself with the things i pick up I don't consider myself "in the know" when it comes to these things but i just noticed it this morning when updating my spreadsheet! I was fairly confident about the sewer line not being in the zone of influence (i had to google this, Sydney Water had a diagram) so i sort of knew we were safe and wouldn't need to worry about it. I might wait till next week to bring it up with CSR as we had a LOT of emails going back and forth yesterday with regards to Progress Payments so i might give her a bit of a breather from me - haha! At least now i know, when we do get the Survey back, the first thing i will make sure of is that the plans reflect the correct Easement. lombieagle - yes it is exciting, land registration is ahead of schedule which was a great surprise! jenifermarie - my CSR told me that she would send me my plans to review prior to her submitting to Council, so this would be one of the first things i'll check! We actually didn’t think about it. It made sense when we looked into it plus it sounded cheaper than reticulated, given you don’t need to top up the chemical. Do you still need yearly inspections with granit guard? And did you put for it, or simply take the WH recommendation? It was in our tender in lieu of standard and we didn’t ask for it. What is standard termite protection anyway? Reticulated System (poison recharge every 3 years) Granit Guard (set and forget) HomeGuard (under slab protection) Termimesh (weep hole physical protection) I’m building in Bardia and apparently the local Flick pest control advised that there are no known termite reports in the area. He was installing a Reticulated System. But keen to get everyone’s thoughts/experiences!!! I'm led to believe that the chemical top up is done under high pressure and done every 3years at a cost of circa $400. I'm 17 Years in my 30yo home with no known Termite protection or developing termite issues. We had asked for Term Guard or Granit Guard which doesn't need this every 3 year process and the added costs, but our colours consultant told us that W only had Reticulated system Am not sure if we were misinformed then or W started supporting others after we had our contract. I cant see your picture, but I am having that in our master bedroom as well as the upstairs kids retreat (above the TV) In both instances, there are large sliding doors or large windows that will add natural light. Don’t need to turn lights on during the day, even with a south facing window. Do the brick choices changed or are they always available? We opted for solid bricks. Once I see a little thing that is wrong, I can never unsee it so any small chip on a painted brick would have annoyed me forever. Ours are Austral Freedom which are in the base range. It was tough to pick with so few solid bricks choices unless we wanted to pay a fortune to upgrade but we’re really happy with how the colours have come out.
