Browse Forums Building A New House Re: Building with Wisdom Homes 7921Oct 23, 2017 5:50 pm So we finally got our amended plans back after their mistake but word of advice for all of you. Make sure you review the plans carefully, especially if you make a post contract variation which requires structural changes, doors, windows, etc as a lot of the times they miss updating these. At first, we had issues with them not updating the alfresco area to a larger size as requested in a post contract variation. Then when i looked at the plans further, they didn't update plans to show colorbond roofing selection and also didn't update the windows and stacker doors as i changed this to larger height doors and window. We are now waiting for the update plans to go to landscape so they can send back the updated landscape plans with hydraulic design. This will then go back to the Hydraulic Engineer for sign off and hopefully submission for CDC approval by end of week. Fingers crossed. Our roof is tiled, Mercury colour, broken up with surfmist fascia and gutter as I was worried about too much grey! I would’ve preferred colourbond but my husband wanted tiles and he really didn’t choose much so I let him have that one Have they started your frames yet? Looking at building the Majestic 40 on our land. This is the first time we have built so we have no idea on the prices. It's soo hard to compare quotes from different builders due to all the differences. I am concerned we are not getting the best deal from the wisdom sales rep. Can anyone share their negotiation experiences with Wisdom? Or maybe share their quotes from Wisdom? PS: i'm also reading through this thread, it's just slow going with the amount of pages! The Sales Estimator that prepared this variation has provided the following explanation; The changes that have been made to the home have resulted in higher amount of export. After calculating the site costs based on the new levels and setbacks the job needs an additional 3 truckloads of export." This is total BS. The plan siting is the same, setbacks are the same which means levels should be the same at the time i signed the contract. I imagine that they must have not calculated the levels correctly at the time of tender signing and now they've realised and tried to slug me for it. I'm furious right now. Highly doubt changes will be picked up this late in the process. More like they made a mistake and dont want to agree. Would say, negotiate / argue your case strongly. The only thing that I got from them is for them to remove the 3k cost for fixing the cost of ur tender for an extra 6 months as their admin process is slow Yes potentially but once again depends on what upgrades and structural changes. For example for me, I raised my house higher 11k, removed a pillar 10k and extended alfresco 14k or so. Just those 3 things alone cost about 35k and then other stuff all adds up with the upgrades. Thanks Our sales rep threw in a sweetener discount to get us to put our $1000 down that day, it wasn’t much. They said we’d have more chance to negotiate at Tender acceptance but that wasn’t really the case. We are building the Monte Carlo 40 on a flat block of land. The base price for ours I think was $389, plus $5k for building in Wollongong, $9900 wise choice promo (now live boldly). Our final price was just under $500k on luxury essentials package, but we could have upgraded nothing and come in around $430k I guess. When we first started looking we got prices from all the builders that had floor plans that suited our needs and initially ruled out W as they seemed expensive. It wasn’t until we had figured out all the inclusions with other builders that W started looking like better value. That said, their prices have gone up a lot since last year.
