I share the view that challenging the builder is risky and some skills and tenacity are required but we are all in this for our dream home and our hard-earned buck so it is always worth it to try. Just one more tip for others, before you CDC plan is submitted it requires (depending upon council) payment of Fee and bond. This is not a minor expense, for instance, in the north shore area it all adds up to $9k. I wasn't aware of this charge and you have to pay it in order for your plans to be submitted. I believe it is a similar situation in other councils but fees and bond cost may variate. How is it that wisdom doesn't mention these fees before hand? Is there any other that we should be aware? Most councils don’t actually have them and the ones that do are all different amounts and percentages.That will be why it wasn’t mentioned Wisdom would have noted in your tender/contract that you are responsible for the fees if any. I have 3 indoor-only cats and part of the reason for building is to be able to be in control of the floor plan and thereby restrict their access to certain areas such as the kitchen. With this in mind, I have a couple of questions for which I would really appreciate some input: 1. There is an entry void in the floor plan which I quite like and would like to keep. I have noticed people normally hang dangling pendants in this space. I am worried that one or more of my cats will attempt to jump on to the pendant and not only hurt themselves but also break off the light fixture. Is my concern real? If so, what could I do to mitigate this risk? 2. Has anyone got Wisdom Homes to do vinyl flooring in their home? If so, what brand(s) do they use, and approximate additional cost for a 33sq home where used everywhere except wet areas? My cats sometimes make a "mess" so we need to have something that is resistant to water including in the bedrooms, hence why vinyl is being considered. Thank you in advance for your help. We had to pay a damage bond $2500 and a Section 94 Contributions just over $4000 (which we don’t get back, apparently our council charges this as a fund to improve amenities). Unfortunately we were not made aware of these charges until just before CDC submission. Re: Building with Wisdom Homes 15536Feb 08, 2020 3:08 pm Of the $9k bond I paid to Kuringai Council they returned about $5k when I submitted the final occupancy certificate. Also had to spend about $3k on final private certifier expenses for the landscaping and installation of a balcony privacy screen to meet the CDC requirements. Its also worth checking with Wisdom Homes that they have accurately estimated and provisioned the costs of Basix compliance works for your build in your particular location. These costs can be significant in Kuringai.

How much Wisdom Landscape charge for Driveway (approx 35sq), Fence (approx 50m) and Grass? just trying to understand, if i need to top up their $25k landscaping voucher. On your Q 2: when you head to wisdom HO for tender presentation you ask to go Canvas quarter and have a look at the vinyls. on extra cost you can say to your sales agent to change your carpet to standard vinyl flooring nd request an updated quote.
