Hot day to be on a roof!
Our SS took the photo.
I assume they don’t clean the roof tiles?

I've been provided with dates W are claiming but how can I check for a specific suburb? Not sure if this the correct resource to cross check but BOM has historical data by specific areas for daily rainfall for past few years http://www.bom.gov.au/climate/data/inde ... okmark=136 for me the link worked only in Internet Explorer. I've been provided with dates W are claiming but how can I check for a specific suburb? You can check through the BOM website. they tried to slap us with 35 rain days during a drought which we disputed. If you get one drop of rain in your suburb they will try and add it to you days. We managed to get it down to twenty and most of the dates were when our internals were being installed. They also could not tell us whether trades were supposed to be working there on the particular day. The assumption is that trades are on site everyday which we all know is simply not correct and builds can sit there for weeks with nothing going on. Re: Building with Wisdom Homes 15525Feb 05, 2020 4:02 pm Norfolk, Is it a valid enough argument to say that the House Industry Association (HIA) state that "If your building project is delayed by wet weather, a written notice needs to be provided to you by the builder within 10 working days after they become aware of the cause and the extent of the delay" to reject the charge? How can you get a copy of the HIA to have a read and understand the rights and responsibilities of both parties? Re: Building with Wisdom Homes 15527Feb 06, 2020 11:49 am Norfolk, thanks for the reply and the links, all very clear there. The problem in my view is, the only existing legally binding document is the contract that both parties sign. Anything beyond that must be adherence to a regulatory body with legal authority to enforce the standards and disputes, or else it becomes very difficult for a client to force Wisdom or any other company for that matter, to comply. I have read the contract and I can't find references to any organisation such as HIA or similar, please correct me if I'm wrong or misinformed. Even Independent builder inspector state they will only highlight the problems but it is up to the client to discuss them with your Site Supervisor (SS). On another note, Is there a charge from Wisdom related to delays due to raining days during construction? If so, how is it possible as a customer we get charged for weather conditions? I'm am I talking nonsense? (wouldn't be the first time ) Re: Building with Wisdom Homes 15528Feb 06, 2020 10:30 pm Norfolk, Thank you for your reply, very educative and full of valuable information. I share the view that challenging the builder is risky and some skills and tenacity are required but we are all in this for our dream home and our hard-earned buck so it is always worth it to try. Just one more tip for others, before you CDC plan is submitted it requires (depending upon council) payment of Fee and bond. This is not a minor expense, for instance, in the north shore area it all adds up to $9k. I wasn't aware of this charge and you have to pay it in order for your plans to be submitted. I believe it is a similar situation in other councils but fees and bond cost may variate. Cheers Thanks Re: Building with Wisdom Homes 15529Feb 06, 2020 10:51 pm malypetu Norfolk, Thank you for your reply, very educative and full of valuable information. How is it that wisdom doesn't mention these fees before hand? Is there any other that we should be aware? Most councils don’t actually have them and the ones that do are all different amounts and percentages. That will be why it wasn’t mentioned Wisdom would have noted in your tender/contract that you are responsible for the fees if any. Unfortunately it’s easy to overlook. Depending on your council and price of demolition but Ku Ring Gai council is $1000 Bond for demolition plus $350 inspection fee Re: Building with Wisdom Homes 15532Feb 07, 2020 11:52 pm Hi all I have put down my deposit to build the Ambassador 33 with Wisdom Homes. I have 3 indoor-only cats and part of the reason for building is to be able to be in control of the floor plan and thereby restrict their access to certain areas such as the kitchen. With this in mind, I have a couple of questions for which I would really appreciate some input: 1. There is an entry void in the floor plan which I quite like and would like to keep. I have noticed people normally hang dangling pendants in this space. I am worried that one or more of my cats will attempt to jump on to the pendant and not only hurt themselves but also break off the light fixture. Is my concern real? If so, what could I do to mitigate this risk? 2. Has anyone got Wisdom Homes to do vinyl flooring in their home? If so, what brand(s) do they use, and approximate additional cost for a 33sq home where used everywhere except wet areas? My cats sometimes make a "mess" so we need to have something that is resistant to water including in the bedrooms, hence why vinyl is being considered. Thank you in advance for your help. Re: Building with Wisdom Homes 15534Feb 08, 2020 10:30 am malypetu And how much approx is the second fee?. How is it that wisdom doesn't mention these fees before hand? Is there any other that we should be aware? We had to pay a damage bond $2500 and a Section 94 Contributions just over $4000 (which we don’t get back, apparently our council charges this as a fund to improve amenities). Unfortunately we were not made aware of these charges until just before CDC submission. Re: Building with Wisdom Homes 15536Feb 08, 2020 4:08 pm Of the $9k bond I paid to Kuringai Council they returned about $5k when I submitted the final occupancy certificate. Also had to spend about $3k on final private certifier expenses for the landscaping and installation of a balcony privacy screen to meet the CDC requirements. Its also worth checking with Wisdom Homes that they have accurately estimated and provisioned the costs of Basix compliance works for your build in your particular location. These costs can be significant in Kuringai.
Re: Building with Wisdom Homes 15537Feb 10, 2020 12:17 am I am building Washington 36 on 430SQm land, can some one give me an idea about Landscaping? How much Wisdom Landscape charge for Driveway (approx 35sq), Fence (approx 50m) and Grass? just trying to understand, if i need to top up their $25k landscaping voucher. Re: Building with Wisdom Homes 15538Feb 10, 2020 1:38 pm Hi $25k will not be enough for landscaping a standard 450 m2 land with driveway, fencing, landscaping fully completed can cost you $50k-$60k. Better get say driveway to be completed by wisdom and then the other items by others Re: Building with Wisdom Homes 15539Feb 10, 2020 2:10 pm Icthys99 Hi all I have put down my deposit to build the Ambassador 33 with Wisdom Homes. On your Q 2: when you head to wisdom HO for tender presentation you ask to go Canvas quarter and have a look at the vinyls. on extra cost you can say to your sales agent to change your carpet to standard vinyl flooring nd request an updated quote.
