Any things to watch out for ? Thanks SPK Re: Building with Wisdom Homes 9229Feb 07, 2018 2:50 pm Make sure they comply with all your council regulations. There have been a number of errors with ours and they keep going back to drafting. We have been pushing since December for our DA lodgement and it’s still not lodged. Re: Building with Wisdom Homes 9230Feb 07, 2018 2:58 pm Jenifermarie aaron2008 Hi Anyone who went over tender expire date, what kind of fee is charged or added to the tender amount. I just realized we have only 12 working days and due to the difference in DEP and EP our bank want to revaluate LVR. We were charged $6.5k and we ended up being approx 2.5 months after our original expiry. We paid $3k for a 6 month extension way back at tender stage to make it 12 months too so we truly got stung Also worth noting that when we did get that $6.5k charge it only extended our tender date by another month (from 10th Jan to 10th Feb). After that they could increase it again if they wanted. You might be ok though. Our charge was given to us after DEP so they could add it to EP. But if you already have your EP then it might be too late for them to add another charge... Building Wisdom Aspiration 31 at Willowdale https://ourwillowdalehome.wordpress.com/ doosra Jenifermarie aaron2008 MandM+4. We recently signed off our DEP.. However our consultant has come back with construction plans that are similar to our tender plans. What are the stages after the DEP. According to me we should have got the working drawings? There are no kitchen plans as well? Re: Building with Wisdom Homes 9231Feb 07, 2018 3:07 pm spk_homebuild Hello folks, Our construction plans have arrived. From those who have gone through theirs recently. Any things to watch out for ? Thanks SPK I found a few errors, i made some structural changes so extended the alfresco and that wasn't showing to ratio on the plans. Another thing was i changed the height of my windows and a couple of windows were not reflecting in the construction plan. The numbers weren't matching up as they didn't update it for example. Just take to it with a fine tooth comb. Then you'll have to sort out your funds or your bank and then you'll be at excavation with fence and toilet out front. Then you just wait to get to construction. We have asked for it. Re: Building with Wisdom Homes 9235Feb 07, 2018 4:29 pm Mish018 I think I may do that but my only concern is with the kitchen as we are having a waterfall end to our island bench. Do they tile before or after kitchen cabinets go in? They tile after. From those who have gone through theirs recently. Any things to watch out for ? Thanks SPK Our construction plans were correct, except for the layout of tiles in the laundry which meant we needed to ask DL for a requote and the admin process then dragged on for another month. It was only the kitchen and bathroom drawings that changed in our construction plans from our revised working drawings. That and they changed the sound screen insulation as we had paid for it in a few walls and they had put it over the whole floor originally. Damn lol You just need to go over them with a fine toothed comb. We have 2 windows in the corner of our ensuite and I wish I’d removed one, but somehow missed it. I looked over them so many times too. Exciting that your build is so close now. However our consultant has come back with construction plans that are similar to our tender plans. What are the stages after the DEP. According to me we should have got the working drawings? There are no kitchen plans as well? We didn’t have kitchen plans in our construction plans either. Just the layout was reflected on the main plans (our stove was in the wrong spot ). Read every note on every page. Our sound insulation was also listed wrong. The other things we had issues with was a mystery window appeared in our laundry that we had deleted back at tender and wasn’t on any other plans. And we had all of our wall blocking noted so we made sure that in the right place. After we signed them off it was final end panel, bank approval for construction payments to commence and the end of admin. One thing no one else has mentioned is they request a date stamped photo of your cleared land when you move to estimating. I went to take our photo 2 days later to find our fence and portaloo already there plus a big pile of fill from next door we had to move 🤦♀️ Re: Building with Wisdom Homes 9240Feb 07, 2018 6:36 pm Ghandaji doosra Ghandaji
How long are people estimating for a 2 storey build from Tender acceptance? We were initally told about 9 months. In reality, from reading some of the forums, once they have your money at the tender, it could be 18 months to 3 years...... the flip side, is that once they start building it could be ok. probably depends on whether it is knock down rebuild. We know of someone who started in 2014, delivered 2017. We had a difficult time with admin and we wrapped it up in 12 months. Now we're in construction and slab just completed yesterday. I'd say give it 12 months. We also went through CDC which is faster approvals and land was already registered Funny thing is my neighbour bought his land 1 week after me and he's finished his build and has moved in and I've just started Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Who was their builder?
Private.
