Browse Forums Building A New House Re: Building with Wisdom Homes 2801Sep 26, 2016 5:24 pm Hi msjovi, Expectations are important and we definitely got lulled into an end date based on the excavation which turned out to be wrong so i would get that generated end date and work off that and hope that the weather is ok. Don't get lulled into thinking that frames have gone up quickly so everything works off a similar time scale because you will have weeks sometime where nothing happens and that is incredibly frustrating. Its also useful to constantly probe and ask questions - its a subtle way of pushing them and i found that as long as it was polite it did work. Re: Building with Wisdom Homes 2802Sep 26, 2016 8:05 pm Hi everyone, we're currently trying to get our construction loan approval, but the bank came back to us saying Wisdom's progress payment schedule falls outside the industry standard and appears very front-loaded. We communicated this to WH, and they came back saying they didn't have any issues obtaining approval for their payment schedule in the past. Did anyone here encounter similar issue with their lenders? Any advise would be highly appreciated! Thanks! Did anyone here encounter similar issue with their lenders? Any advise would be highly appreciated! Thanks! We had this problem too. Are u with westpac by any chance? We really had to push to get the payment schedule changed. And it took about a month, went to the General Mgr and a lot of tears. We had our heart on this house. Had gotten too far down the path to go back and start with another builder. We had to use the 'if u don't change it, we'll have to go with another builder' line. Which was true. They ended up changing it to suit the banks needs. But we had to beg! Building Wisdom Homes Serenity 31 Re: Building with Wisdom Homes 2804Sep 26, 2016 8:50 pm Kirst10 We had this problem too. As far as changing builders is concerned, we really don't have any choice because we got a house and land package, so unfortunately we're stuck with WH. I really don't understand, if there's already an industry standard, why can't they just follow it?!? We might ask our lender to speak to WH directly and hopefully they can talk some sense to them. Re: Building with Wisdom Homes 2805Sep 26, 2016 10:10 pm Jenifermarie Thanks Greg_K, that is all really useful and it sounds like I have hopefully allocated more than necessary in some places. Thanks for the tip off about the downlights especially, I don't want to be constantly dazzled in my own home! The Smart/Luxury inclusions are the step down from Prestige. Prestige didn't make sense for us as there are pieces in there that we just don't have any interest in. We have upgraded our staircase to timber rather than carpet but still the stainless strel balusters and it cost us 9k. I think the glass is around 24k if i remember correclty. Re: Building with Wisdom Homes 2806Sep 26, 2016 10:30 pm Hi all Happy to see all your progress And wish you lots n lots of luck for the future progress too Re: Building with Wisdom Homes 2807Sep 26, 2016 10:34 pm Hi Ihyngo I know we are doing a house and land package but still I think there might be some loophole in it. If you can't push WH then try pushing the bank that you might have to change one or try some bank brokers they will know how to make things happen with the bank. Hope it helps. Wish you heaps of good luck neighbor ????? Re: Building with Wisdom Homes 2808Sep 27, 2016 8:05 am lhyngo Kirst10 We had this problem too. Are u with westpac by any chance? I have a feeling you wont have much luck trying to get your lender and Wisdom to sort it out. Westpac just rejected our application basically and said 'you'll need to get this fixed before we approve you'. Big Bank arrogance perhaps, but we had to do all the negotiating ourselves between our Tender Presenter, the GM and us on behalf of the bank. We managed to get it set out as, 5%, 15%, 30%, 20%, 20%, 10%. Building Wisdom Homes Serenity 31 Re: Building with Wisdom Homes 2809Sep 27, 2016 1:13 pm Kirst10 lhyngo Kirst10 We had this problem too. Now the bank wants a renewed insurance for Om the builder ? The one WH gave us is expiring this October 1st. Please check your home owners insurance too and ask WH regarding this ???? can't believe that even the house and land package would be so frustrating Re: Building with Wisdom Homes 2810Sep 27, 2016 2:57 pm addie 1231 Jenifermarie Thanks Greg_K, that is all really useful and it sounds like I have hopefully allocated more than necessary in some places. Yikes! thanks addie1234 for those stair prices. We have upgraded our stairs to quite an ornate wrought iron with timber handrails and a 1.7m void balustrade over the entrance. That cost us $11,000. So seeing those prices has made me feel better! Or else prices have massively changed since we signed!!!! @vikriya - thanks for the heads up on the insurance. Will ask for a new copy Re: Building with Wisdom Homes 2812Sep 27, 2016 7:11 pm [quote="MrsLlamas2016"] Our glass/timber ones were only $3.9k so that's crazy how much it jumps up on any little changes! So the stairs are the ordinary carpet stairs. Re: Building with Wisdom Homes 2813Sep 27, 2016 7:16 pm All, I can't remember who, but someone has said before that they are hapoy to see a fence and a portaloo on their lots though nothing has happen yet. I must admit, i don't know how to react initially as i cannot relate. But today, i totally understand how you all felt. Our lot got fenced today and i did jump for joy. Was surprised too on how i reacted today and never thought i will be that happy to have the fences up. They asked us to cut the grass over the weekend. I have to pay someone coz the grass where knee high. I didn't delay it so that the land is ready anytime. Thanks! I was only saying to my hubby that I thought I couldn't get anymore impatient going thru the admin and the amount of paperwork there was...then u move to construction and start to see things happen and just want it all to happen faster faster faster!!! I have a friend at work who is doing their 4 or 5th build (owner builder, theyve gotten that good at it!) and their acreage style massive house is going to be completed in a little over 13wks!
