Browse Forums Building A New House Re: Building with Wisdom Homes 1508Jan 28, 2016 10:15 pm All, I am building a Washington 32 nova terrace facade and I have chosen heaps of upgrades and now awaiting my kitchen, colour appointment. I need your opinion on the below upgrades I have chosen - terracotta roof tiles for $2990 - brick work above garage and to the upper side for $3000. Standard is some sort of hard plaster board material. Did any of you choose this upgrade item ? - roof pitch 22.5 , upgraded to 25 for $1.7k. Is there a noticeable difference between these two roof pitch sizes -what would be a rough cost estimate for porcelain tiles on the ground floor as seen at display -timber slats as shown in display, that separates dining and leisure room as seen in display, $2,990 -conversion of study room to bedroom- installing ward robe and sliding door $3k - what would be ideal insulation we should go for and it's cost estimate ? We have our appointment this arvo to make our final changes to our plan (got working plans back last Fri). Thankfully just a few changes to make but...we are doing flooring to the rest of the house excluding bedrooms, theatre, wet areas and study after handover - timber look tiles - and am not sure how Wisdom allow for this with regards to putting the rest of the house together?! I am feverishly trying to get advice from some tilers with regards to the thickness of the screed and tile so I can tell Wisdom. Has anyone else done/doing their flooring after handover and can tell me how Wisdom allow for this and put it in the contract? Do they put the skirtings on higher? I'm so confused and certainly don't want to cave and go with di lorenzo just purely for the convenience as I couldnt justify their $18-$20K approx charge for timber look tiles to only half the house!!!!! Help!!!!! You should be able to get them to lightly put on the skirting so that your tiler can take it off without too much damage. As with all things put it in writing in the contract. This can be important especially for upper floor. Re: Building with Wisdom Homes 1512Jan 29, 2016 4:35 pm Hi Krist10, we are having our flooring done in the main area after handover, we let them know prior to signing the contract and received a credit back on the flooring for what we won't be using. We are getting a floating floor and had confirmed with the installer the height required for that (boards and underlay). Wisdom have allowed in our contract for the skirting to be tacked on at the height advised (this cost an additional $350). I don't know how this works in relation to your kitchen but our waterfall edges and kick boards won't be installed till after the flooring is done (also an additional $500 for them to come back) so all up to do our on flooring it is an extra $850 charge on top of what you get back. We are in the same boat as you and couldn't justify the cost of getting Delorenzo doing the flooring. We will have it all installed for around $40 psqm less than they were charging for the boards alone. Not to mention what they would charge for underlay and i am sure that they would have had additional labour charge - they are such a rip off. Any guidance would be appreciated Hi Simham, We upgraded to brick above the garage and at the rear of the house and are pleased with the result. Our roof pitch was 25 as standard but they had to reduce the rear lower roof to 18 for some reason to do with the higher ceiling. But as lunar suggested, I think on a double story, the roof pitch wouldn't be overly noticeable. Any guidance would be appreciated Hi Simham, We decided to go with colorbond as it is easier to maintain. We can't change the cladding as per our estate requirement. We need to have 3 different materials onnthe facade. We decided to stick with 22.5 as per a colleague's advise. He's a builder owner and told us it won't be necessary for a 2 storey house. Just like what lunar mentioned. Di Lorenzo told us that their estimate for porcelain tiles for washington 32 is roughly 7-8k extra excluding toilet walls. We were thinking of upgrading roof insulation to R4 but was told 3.5 is enough. So the money i saved on that goes to ceiling fan for all rooms and aircon upgrade. Hope that helps! We are building the ambassador 41 and our upgrades are about $200k it is our dream home and we added underfloor heating, fireplace, sound proofing the media room, we also took the nice wooden sliding doors as per the display home and the list goes on. It depends on what you are after. Also are you planning to rent it out or live in it? I think all depends on what work for you and your family.
