After no progress, poor service and price increases we have pulled the plug and are signing with Home Group WA this Saturday We are starting fresh and have our fingers and toes crossed that it goes well We have built before in Ellenbrook so this isn't our first build and I am very OCD organised hahahaha I think our rep and builder are going to get sick of me! We have been told 1 year from start to finish which is standard these days. We are living with my parents until then so hopefully no delays! We have chosen the current promo The Vienna. It has everything we want games and tudy but mainly the Scullery and Laundry off the kitchen. We have an 18 month old and I have found in the past the laundry being near the bedrooms is loud when the babies in bed and being a working mum the only time to do washing is usually at night so having it away from the bedrooms is fab! and I love the idea of mostly using the scullery and keeping the kitchen clean and clear! We were 95% sure we wanted to go with a smaller local builder, then DH saw the Monza on the website a couple of Saturdays ago. He went straight out and bought the weekend paper (we had our suspicions the price would be in it as HGWA always seem to have big ads, and we were right!) found out the price, decided it worked in our budget then went and found a salesperson the next day! We went to the salesman with a printed off plan and a list of changes we wanted to make. Easiest sale ever for this guy huh! Welcome to the HG family .... it's awesome seeing all these new builds! We've been at this since October last year, came to HG with a clear, titled block that we owned and locked in changes quickly .... are sitting in scheduling at the moment so not expecting to get keys before Christmas. Took six months to get to prestart, will be nearly 9 months by the time we get to site. No delays from this end, trust me, I'm OCD too! We too were told 12 months from start to finish, I'm yet to see someone do it. BUT and it's a big BUT ... the build quality and completion satisfaction outweighs the extra two- three months wait. Well it does for us. Looking forward to seeing what you come up with and to follow your build. I too and trying to be so organised with everything and have done tonnes of legwork and research into everything, getting a bit OCD - think my builder too is going to be a little "oh no, here she is again" lol. We are a long way out of pre-start or anything like that, but i would love to know the kinds of things to consider when getting to this point. i obviously know the power points are a big one, but wondering what else everyone has upgraded etc so i can add it to my ever expanding spreadsheet. I last posted on the 17th July and nothing has changed since then. We are now waiting for prestart so really hoping its not to far away! starting to worry we wont have a slab down by this year on the upside we took one step forward by choosing our wet area tiles, laminates and stone. We had already made our choices at crosby tiles but then recieved a letter saying home group were now supplying there own range of tiles in the larger size that were no extra cost. this worked well for us as the tile I had chosen for our ensuite was actually a 300*300 so we at least wouldnt have to pay the extra for the upgrade. when we went to look at the tiles I personally wasnt to fazed by them and preferred my orginial choice but then my some coincidence the girl pulled out a random tile that was actually 450x450 and almost an exact match to the 300x300 I had picked at crosby tiles! rather than have to pick other option for the other bathroom, laundry and toilets I used the same 450*450 tile through all the wet areas with a gloss white for laundry splash back We also picked our laminates which are polar white in the kitchen with del vita stone in either Hazel or Polar, but im leaning towards Polar we are not having a tile splash back as we will do glass after handover but as per there regulations we apparently have to have at least one row tacked on which we will later remove, seems like a waste if you ask me! we are using Formica Mocha Firwood for the laundry, bathroom and ensuite tops but I am going to change this at prestart to cupboards and use a lighter top such as polar white or something similar to the polar stone. Really wish I could get stone tops in all my wet areas but its not going to happen. I am going to stretch the budget to get stone in the scullery tho as i feel this needs to match the kitchen on another note we have gona back and forth between tiles and wood flooring but i think we have settled with Engineered blackbutt through the living/kitchen/scullery/hallway/games and carpet in the bedrooms/theater/study in regards to the exterior of our house we havent completed chosen the colours but I know the look I am after. we will be doing surfmist roof/garage door/ window frames and I will be getting my 1200 front door painted white. The majority of the render will be a light sandy beige and the feature render a slightly darker variation we have a feature "chimney" as I like to call it hahaha that I would like to stack stone after handover. I really really wanted a portico as we had it on our original plan with content but @ 7K that isnt going to happen! I am OCD about everything and have got prices for 99% of the things we will be upgrading and doing at prestart. The biggest thing bothering me with the prices is the cost to do Mitred tiles in the wet areas. we have been quoted $1050! this just seems so rediculous! other than that im happy with the rest assuming the prices my rep has given me match up at prestart otherwise heads will roll!!! hahahaha. our site works costing as been downa and our rep has told us it has gone up approx $500 which isnt to bad but we made him add a lot in orginally as we have been stung by this before. our site works will come to around $14000 :/ I will try and upload some pics of my selections but im not to sure how hahahaha hows everyone else coming along? Re: Home Group WA - Eden Beach Jindalee Build 15Sep 10, 2014 2:46 pm The paperwork stage is a drag, I can't give you any positive hope on that one. Just reading through what you wrote a couple of things stood out for me: Portico - our house didn't have one, we added it and it cost us $2k. Unless there is major structural support needed and moving trusses etc, it seems a lot. Mitred tiles - again, hmmm, that seems a large quote. We have added in a nib walls between the shower and vanities in both bathrooms so these will be mitred and also around the bath ... it cost us $313. We also added stone into our scullery .. it worked out to be about $600/lineal metre. Our budget didn't stretch to the bathrooms and laundry ... to be honest though, no one really sees those areas so we were happy with that. I did however choose a formica top so I could have a square edge without any extra cost. I wanted square as the stone is square, keep it all the same throughout the house. If you are choosing a Laminex top, just see if it will cost you more to go square over rounded if thats the way your thinking too. We have a feature 'chimney' on our front facade as well ... we chose to do ours in a one course tumbled brick instead of plain render or stone. It cost us $150 to change to the bricks. We found going out to their offices and walking through the pre start room a great help. Think we did it two or three times before pre start, they didn't mind at all. I agree about the tiles it is just crazy, we also have a Nib wall but only in the ensuite? not sure how they have come to that price! someone else building with homegroup also told me theres was about that amount to. ive questioned it twice already but will definitely be asking again! Re: Home Group WA - Eden Beach Jindalee Build 17Sep 10, 2014 3:04 pm We are building the Rivello ... my first page has a copy of the changes to our plan including adding the portico - it wasn't a big change. We had originally been told $5k, but I came across someone on here building the same house and they had their portico added for $2k. So I questioned, providing that clients details and funny enough, they came back with a price match. Just looking at the two plans, we already had one of the piers for the portico on the original house plan, so it was just a matter of them adding in the portico 'gable' so to say. Maybe that is where the extra cost is for you. I'm happy for you to refer to our build with them if you like ... let me know via PM on here and I'll give you the job ref no.
