Let me know if you need any assistance and I will put you in touch with the right person here at Home Group WA Cheers, Dylan Re: Home Group WA - Eden Beach Jindalee Build 22Sep 23, 2014 11:28 am Well we got our final docs yesterday, not to disastrous but site works have gona up $560 bringing the total site works to $13960 and we have "variations" of $1649. They are not our variations there things they have come up with like needing an extra pillar in the alfresco and needing 4 course footings instead of 2. Overall not to bad I guess. We have Prestart on the 8th oct so going to have to be carefull not to go over budget now that we have an additional $2209 to pay but glad things are moving along tho really need to go over my prestart choices now and make sure im 100% on everything Re: Home Group WA - Eden Beach Jindalee Build 23Sep 23, 2014 11:35 am Getting close now Lauz, only a week or so until pre start. I guess with your variations, it's good you found out about them now, not later. Did you change your alfresco from the standard plan?? If not, why did they need to add an extra pillar to the alfresco. I reckon if you haven;t changed it at all you shouldn't have to pay, as they advertised a price as inclusive. Just my thoughts. Have fun at pre start and plan/budget for all kinds of things, there will be things you haven't considered. Best to get them to cost everything even if you suspect it will be out of budget, as you can always take it out later. And don't sign on the day, ask to take it home so you can look at it. Re: Home Group WA - Eden Beach Jindalee Build 24Sep 23, 2014 11:52 am hi Marcia now that you mention it ive had a look and the original plan does only have 1 pillar But the dimensions originally were 4.5 x 6.5 and our modification has made it 4 x 6.80 so it is actually smaller? surely this would mean the original plan was incorrect???? also I asked for a copy of the stock standard electrical plan before ours was ready just to get an idea and on that plan they have 2 pillars?????? hmmmm I will definitely be questioning it. thanks for bringing it up! As for prestart I have a spreadsheet with all the items and I have got prices off my rep for everything so im 99% sure ive got it covered and shouldn't have any surprises :/ Re: Home Group WA - Eden Beach Jindalee Build 26Sep 23, 2014 2:27 pm Lauz hi Marcia now that you mention it ive had a look and the original plan does only have 1 pillar But the dimensions originally were 4.5 x 6.5 and our modification has made it 4 x 6.80 so it is actually smaller? surely this would mean the original plan was incorrect???? also I asked for a copy of the stock standard electrical plan before ours was ready just to get an idea and on that plan they have 2 pillars?????? hmmmm I will definitely be questioning it. thanks for bringing it up! Re: Home Group WA - Eden Beach Jindalee Build 29Sep 23, 2014 2:45 pm Love your floorplan...good luck with the build Re: Home Group WA - Eden Beach Jindalee Build 30Sep 24, 2014 1:26 am Hi Lauz Another Home Group WA Builder! A tip for the stage that you are with HGWA Just in terms of the costing you should make sure that any changes you make that they do any deductions in cost before they add price, otherwise they wont do so. You should also note that you should note that construction wont start till about (2-3 months) after final drawings have been completed. Re: Home Group WA - Eden Beach Jindalee Build 31Sep 24, 2014 1:28 am For that reason it is better not to delay your selections in prestart etc, anything which you have control over dont delay otherwise it will further delay the already long anticipated construction of the build. My Build viewtopic.php?f=31&t=73335 Re: Home Group WA - Eden Beach Jindalee Build 32Sep 24, 2014 10:18 am henry- For that reason it is better not to delay your selections in prestart etc, anything which you have control over dont delay otherwise it will further delay the already long anticipated construction of the build. My Build viewtopic.php?f=31&t=73335 +1 Although, we ticked every box we had control over, within the time frames, often before, and we still had delays. I guess tho, because we were so organised those delays were shorter than they might have been Have to let us know how you go with that extra alfresco pillar charge too. Re: Home Group WA - Eden Beach Jindalee Build 33Sep 24, 2014 5:14 pm Lauz love your purchases! Hope the pillar gets sorted in your favour, we're building with Redink but we seem to be neck in neck with where we are in the process. We're awaiting our contracts now, should have it by next week, and have prestart on the 21st! Re: Home Group WA - Eden Beach Jindalee Build 34Oct 01, 2014 1:10 pm Hi guys well apparently the reason for the pillar is the size change in the alfresco :/ we have also pushed prestart from the 8th to the 23rd. I dont want to delay things if I can help it but we really need some more time to save up $$$$ and I go to bali the next day so I wouldnt of had time to sit down and really go over everything. My main concern with prestart is the cost of the smart wiring packages as im not 100% sure :/ we have a electrician mate doing most of our lights so we have only used the allowance and wont be adding anymore at prestart so hopefully that saves us some $$$$$ here is what I am hoping for at prestart: sqaure range hood bigger bath render all of house Mitered Tiles throughout soft close cupboards to all cupboards china laundry basin stone in scullery ( probably wont happen) satin laminate for all cupboards @ $20 per panel extra power points @ $67 x 5 extra 10w LED down light @ $127 x 2 tv points x 3 @ $118 main bedroom, living and games NBN smart wire package outside lights @ $205ea either side of garage fingers crossed! I am also still very undecided as to what flooring I want to do after handover. Im torn between engineered Black butt or stone look rectified tiles. hmmmmmmm Re: Home Group WA - Eden Beach Jindalee Build 35Oct 01, 2014 1:38 pm can anyone who has had mitred tiles please let me know how much they were charged? I've read between $180-400 but we have been quoted $1050! this is just the wet areas. this seems way to much to me. Re: Home Group WA - Eden Beach Jindalee Build 36Oct 22, 2014 12:01 pm so we have pre start tomorrow! nervous and excited at the same time excited that its moving ahead but nervous that I'm going to blow the budget and not going be able to get all the things id like to but I've got my spreadsheet ready to go. on a interesting note I just emailed the girl we have been dealing with for a couple of prices and she said they cant give prices before pre start which is odd because I have got loads of prices from my rep??? hoping the prices he has told me are correct! :/ ill report back after pre start on another note how long after pre start did you guys get slab down? I'm worried we wont get one this year :/ Re: Home Group WA - Eden Beach Jindalee Build 38Oct 31, 2014 10:37 am Lauz so we have pre start tomorrow! nervous and excited at the same time excited that its moving ahead but nervous that I'm going to blow the budget and not going be able to get all the things id like to but I've got my spreadsheet ready to go. on a interesting note I just emailed the girl we have been dealing with for a couple of prices and she said they cant give prices before pre start which is odd because I have got loads of prices from my rep??? hoping the prices he has told me are correct! :/ ill report back after pre start on another note how long after pre start did you guys get slab down? I'm worried we wont get one this year :/ Hope pre start went well. Interesting that they don't give prices - we certainly got a tonne of them from our sales rep, but then again, we had nearly everything put into our pre-contract quote to lock the prices in. I don't like your chances of getting a slab before Christmas shut down - we did our pre start in April and didn't get a slab until July. Three months seems to be the norm, if there is any such thing at the moment in building. I reckon you are more than likely looking at about Feb next year. Sorry. Re: Home Group WA - Eden Beach Jindalee Build 39Feb 03, 2015 1:01 pm Hi everyone sorry for the long gap between posts but we haven't had much to report. we are now at earth work stage and were due to have them started on the 23rd jan and a slab approx 5 days later but as of yet we have nothing :/ hoping this delay isn't a sign of things to come! we are now the last block on the street with nothing and its so disappointing doing the drive by to find nothing has changed. this has been the longest process ever! not due to home group but changing builders in the first place has really put us behind, its been 15 months since we originally signed with the first builder and then changed to home group and still have no slab. totally over it all there is a lot of home group builds around our area that seem to be at a standstill with nothing happening which is worrying living with the parents for a year with a 2 year old is really wearing thin hahaha. hope things start moving soon!!!! on another note we had prestart a while ago now and were actually really happy with everything. we got almost everything we wanted within the budget we had set ourselves. this was my wish list and we did most of it: sqaure range hood - yes bigger bath - yes render all of house - yes and so glad we did Mitered Tiles throughout - yes and came out at around $300 not the $1000 our rep quoted soft close cupboards to all cupboards - kitchen only I think? china laundry basin - yes stone in scullery ( probably wont happen) - YES! and in the laundry so kitchen, scullery and laundry match satin laminate for all cupboards @ $20 per panel - no decided against it due to 2 year old finger prints and so we could get the stone extra power points @ $67 x 5 - yes extra 10w LED down light @ $127 x 2 - yes tv points x 3 @ $118 main bedroom, living and games - yes NBN smart wire package - yes outside lights @ $205ea either side of garage - yes all in all very please with the house, I just would love to see it started! haha still undecided on tiles or wood floor? we have actually been looking at bamboo now to but I still cant decide. Any feed back on current HGWA building times would be great Re: Home Group WA - Eden Beach Jindalee Build 40Feb 03, 2015 1:19 pm So glad you managed to get all the things you wanted. My list is getting longer but will have to cut back unless we win the lottery lol. Fingers crossed that they start your build soon I had bamboo flooring in our house its great but does show up marks but very easy to clean. 4 14465 I built with EB back on 2009.
