Just have a few questions for those who have built to hopefully put us in the right direction. Outside of the price of the land, how much extra did you pay for land related cost? Outside of the price of the house, how much extra did you pay for house related costs (excluding upgrades)? Thanks in advance to anybody who replies! Re: Creating a build budget 2Jun 09, 2014 10:35 pm Depending on the price of the block and if you're a first home owner, you will need to pay stamp duty, there is also the settlement costs, bank fees, water fees for having a connection, they are the only costs i've found with our block purchase so far. Re: Creating a build budget 9Jun 10, 2014 3:44 pm Speak to a Mortgage broker. They can advise you of all the related land and construction costs. However a lot of the costs will vary depending on the final price of the land. I would suggest looking around the areas your considering and average out the cost of the land thats for sale. Add in say $10k or $15k for a buffer and then work with those figures for your budget. To define a little : Block size only 500sqm building space and 250 sqm House size , single story, level block. Not everyone is gonna have a ten grand aircon and 11 grand worth of decking, but many build pools , much more fencing and retaining than me, Gazebos , carports etc. There is no interest in the figure and it occured over approx a 4-5 month period. Sometimes I may spend more than you will and other times not. I may have some stuff that was built into my contract , that may not be built into yours ( My electrical for instance by builder was extensive - 50 lights and over 40 powerpoints , many dont get as much and add after which is normally cheaper ) Like most I also had a few friend prices , but no one knows every tradie out there. Grab a calculator if you like and add up your stuff. Dont add up ALL the crap in my list , is a depressing figure, trust me. There is no furniture or whitegoods in this list..... ( except a dishwasher but you dont bring that from your old home when moving in , cos that is theft , apparantly ? and they can ask politley for you to return it ) Finally , all of this was over 24 months ago Now. Sorry, my last couple of builds involved subdivisions, so I dont have any block costings that would be relevant , just the post handover costs. I was wondering how we go about getting those. you call the council and they will give you a phone of the company that does the local bin run. the bin company will send the bins to you and you pay them about $200 or so (it's been a while since I had to pay for a bin) with all the rates we paid the cost of the bin isn't included Coming back to your old stomping grounds, huh?
