DH is dead set on tiles, but apparently its going to cost us $3500 extra for tiles instead of colorbond! Madness I'm pretty sure most other builders let you have either, on our first build it was extra for colorbond. Although looking through my prestart pile, it says the 'standard inclusion is Colourbond metal roof sheeting only'. When I looked in the upgrades booklet it tells me there is no upgrade available for our specs .... we built 'Resort Specifications' so lucky for us we wanted Colourbond. I have always had this thing with colourbond over tiles, I'm not a tiles fan for the simply fact of maintenance and water damage if tiles break. And that small matter that two friends have had their house broken into via removing tiles off the roof. Our own experience when we renovated the house we live in (which has tiles) was the plumber and sparky both completed work by coming through the roof, without telling us. A couple of times I rocked up to let them in and they had already been and gone. Just waiting on an emailed copy of the plans to show you how it all looks, in the meantime, here is a photo of the kitchen/scullery arrangement. Next jobs are to find out how much exposed aggregate is going to cost as we have deleted our paving, and DH is to look into an outdoor kitchen. Once you get over the initial sticker shock you'll be fine - you're in pretty safe hands with HGWA. From memory we paid $95 a square metre for exposed agg (some tradies wanted up to$120)- price varies a little depending on what colour you pick. Also we are also planning on an outdoor kitchen and are allowing around $10k but again there are so many variables depending on what you want. Just remember to get your hot and cold water plus waste connection included. ps. I have serious kitchen envy!! One day, when they all look like crap we will pull them up and get agg then. Congrats on signing up, how exciting. And your kitchen is amazing, yep, moving that sink will give you such a great space to work in. Hi Sofia, We're currently near the top of Lambeth Circle, close to Peter Carnley School. This area was released about 8-9 years ago I think, although we bought the block "second hand" in 2009. Our current block is 369sqm, so we've got a 200sqm upgrade! Although they really are shrinking the blocks now, 369sqm is big for a cottage now (plus we have a 45sqm verge). How big is tiny for your block? Have you started a thread? We were eyeing for a block since last Sept but then kaboom with the crazy land price rising 50k within 4 months period. The price has only increased slightly since January but ~50k jump is a lot. We couldn't buy back in Sept due to various reasons, one being medical which pulled out a big chunck of our saving. We actually selected a floorplan and chatted with a sale person at Aveling back then. A dream home....... Anyway, we decided to stick with our budget and grabbed a ~300sqm block via house and land package instead. Yes, very tiny. It is one of the blocks in the high density zone near the train station. Unfortunately, only certain builders have access to these blocks. Thus, the builder selections are limited as well as the available blocks that are reserved to them. No, I haven't started a thread. A bit lazy.... Apparently, ~300sqm block is the largest in the high density zone. Most are 225sqm terrace size block. It is amazing that they can squeeze 3x2+ theater in these blocks. Our 300sqm block won't even fit a theater if we want a small courtyard and sizeable bedrooms. Add triple garage $12500 Raise garage ceilings to 28c (the regular double garage and the extra bit) $1850 Provide 31c gyprock ceiling to alfresco $1580 Provide sliding door to laundry $534 Provide extra door where there wasn't one at all $353 each (office, ensuite, activity passage) Upgrade front door to 1200mm and include double rebated frame $1086 Dropped bulkhead over kitchen $2150 Add single sink with flick mixer $550 I won't bother listing the costs for our overheads/additional cupboards/benchtop etc as they are specific to our kitchen size but feel free to ask if you would like to know I'm too frightened to add up the list of variations to the kitchen/scullery! Interestingly we asked to delete the second sink/taps in our ensuite, and to provide a tiled nib wall to both bathrooms. We broke even on this exchange. The bulkhead will go across the front of the island bench top from the WIL corner to the window next to the sliding door, so will give us quite a large "dropped" area. Does that make a difference? I'm just trying to keep in rhythm with our build progress... Our land titles have been delayed another six months until April. We signed up in May, but my Mum 2 blocks down signed up in March (different release). PEET advise that this is because the sewer design can't be signed off by the watercorp until a water pump in the nearby open space has been completed. We did go into a bit of a headspin when we found out and looked into buying established/trying to find a titled block; but we came to the conclusion we are better just to ride out the wait. So in the meantime we have looked into getting a pool! It's possible, but we will need to chop off some of our lovely big alfresco, need to have a chat with our salesman and also a landscaper to see if we can make it fit in nicely. Anyone know a reasonable landscape designer? Other things we have decided to tinker with are the front windows, possibly putting a highlight window in the master bedroom, adding another window to my scullery and moving the scullery/laundry/theatre out another 30cm or so, mainly so my scullery (baking kitchen) has a bit more room to move. I'm also trying to work on colour schemes but I'm finding the home group range of tiles (4 colours) a bit limiting! I'm secretly hoping they might introduce a nice warm grey.. And tinker with your plans, now that could be dangerous! I'm not a grey colour scheme person so I found the tiles that HGWA offer easy to choose from, but yes, I agree they would do well to introduce a grey of some description - so many people are choosing grey colour schemes and not everyone likes charcoal or white tiles, which is pretty much your choice at the moment. Can't help you with a landscaper either, we have always done our own and it's turned out pretty well. I read a lot and found having a few good landscaping books about, handy. I think this is PEET's excuse for everything as our land titles were delayed as they "forgot" to put enough sewers in for that new section??!!! Its funny though as I was just saying to the OH that they appear to be concentrating more on the land behind the train station than the bit further down so not surprised they have been delayed but its still annoying:( !!!
