I'm pretty sure we can do this. I've attached the screenshot from the design guideline from our estate. The thing that scares me is that it states: "Single storey walls and garages must comply with point 10 above, or must be built to the boundary if the design can be justified by demonstrating efficiency and amenity benefits." Does that mean we can't have a 200mm offset from the boundary? Oh man... I really don't want to have the garage wall on the fence line...Just when I thought it was sorted. Wheres your neighbours crossover? Is their garage going to be next to yours? How much setback do you have on the other side of the house? Neighbour's cross over is on the other side according to the Engineering docs. So their garage won't be next to ours. Our set back on the other side is 1.4m. Overall we were quite disappointed in the process. It was rushed (VERY rushed) especially the initial colour selections. We found out that one of the colours we wanted to use for our island 'Basalt' is not used by Porter Davis for cupboards. They only use it for bench tops and panels. Go figure. Really disappointing considering when we visited the showroom prior to our appointment all the 'Consultants' never mentioned anything about this. Of course, this basically forced us to change most of our cabinetry colours. At the end of the day, they seemed to have plenty of time to run us over the curtains and blinds (to get more money of course). However with 15mins left we were meant to review our entire days work. Yea right... Took our time doing this even going overtime, then we found many mistakes in the document. When we asked to get this amended before we sign, the response was that no we cannot do that or write comments on the document. 'Please send us an email to fix these errors'. As you can imagine after a long day of decisions and being 5:30pm I was absolutely fuming but I was reassured this was the 'correct' process to follow. The end result? Stressing out during the 48hr 'cool off' period to get all the correct colours in the documents, which meant countless emails between ourselves and the Consultant. Also, we are very unsure about our final colour selection, even though we had done countless hours of research and visited the showroom many times before our appointment. Having said all that, the electrical appointment was great. The consultant was very thorough and helpful and made sure we took our time with making each and every decision. She also made some great suggestions along the way. Once I cool down a bit, I will post up our 'Final' colour selections and hope to get some feedback from some forum members. Only thing we spotted was that the street light is right in front of our block and next to our crossover which is why we couldn't move the crossover in the first place. Would have been nice to have been given this information before we signed. Anyways no big deal I guess. They found a bunch of errors and inconsistencies in ours at the end there, just as they were checking over it with their estimating team. As annoying as it is, I'm glad they spotted them and asked us to confirm what we wanted, I guess. Yes it can be a really daunting process, especially if you are a perfectionist like me. Even after we had done all our selections I still went back and re-checked everything. Luckily I did as I found many discrepancies. The system at World Of Style the new PD selections show room seems like it is much more robust than at Hopetoun Interiors. All our requested changes even after our selection date have already been received by our BC and implemented on our documents. I don't know if this is a reflection of a better system or more accurate staff. Just looking through your blog now, very nice build! Look forward to watching it progress. I'm glad PD has picked up some issues and made you aware of them, at least it means they have some sort of checking process. Are you using a Building Inspector? Excellent, I have heard good things about NHI. Definitely, either Building Expert or Darebecca. They both seem like good options just have to make up our mind on which one we prefer.
