I think I am going to have a similar situation as a builder did some house siting for us and made sure our garage aligned with the crossover and we ended up with a lot of dead space on the other side of the house. Have u spoken to the developer about the solution provided by PD? They may not allow you to have anything more than a standard double garage, i know alot of estates are very picky about stuff like this. Looks like you are right... we cannot extend it more than 1100mm. We were going to go with 1500mm. Whereas your block is 16m? Yes and No. The house requires a minimum of 14m frontage. However, not everyone (including us) wants a house that is big enough to cover the whole block frontage. The issue is that the developer has the crossover on the far left (north) of the block. We really want the garage door to be more or so aligned with the cross over but at the same time want to maximize our space between the alfresco and the fence to make use or our land. This is kind of where we are stuck.... Even if we were to go with the Dunedin 31, the house is wider but we still loose space between the alfresco and the fence. Your stuck between a rock and hard place thats for sure. You really need the Alfresco on the other side of the house, so atleast when you move the garage to the boundry line you would have the additional 1800 on that side. I think your only hope if you want to stick with the floorplan you have is to get the cross over moved, atleast the developer seems open to the idea as per the design guidlines. We really like the place the way it is and I would imagine it would cost a fair bit to change it. Correct, we have already asked the developer to provide feasibility and cost for moving the crossover. We also are waiting for an estimate from the builder for the garage extension. Been waiting a week for the updated siting and drawings (for all the changes requested) as well as the cost involved. Called the BC yesterday and was told that the he was pretty sure the drawings were ready he will send them through via email. Didn't receive anything, sent an email as a reminder, still nothing. Called again today, got told that they will not be able to provide an accurate cost until they order the engineering docs?? and the drawings cannot be supplied until they get back engineering docs?? On top of all that, I have to travel overseas for work and surprise surprise I need to go when we have our Colour and contract booked.... Re-booking these dates has been a fun process too. Getting quite worried now, having heard a few horror stories popping up here and there and going through all these issues. This place is not comparable to the old Hopetoun Interiors showroom. It is about 4-5x the size and PD have utilized that space to set-up lots of different displays. The range has also increased quite a bit now. Bad news for us is that we will probably end up spending more, so many nice things! I guess that's the whole point of the new showroom... but hey can no longer complain about the limited selection. Anyways, even though we have delayed our colour appointment till September now, we have pretty much selected most our colours, flooring and tap ware. Here are some of our selections: As you can see from previous posts, we are doing our on flooring and we were quite confused on what tile to choose. We managed to make up our mind and decide to go with the Alpine Stone from National tiles. It's a full body porcelain. We put a deposit on it today and they have agreed to hold onto it for us until next year! The tender document says that the garage will sit ~60mm lower than the house instead of ~70mm due to the upgraded H class slab. When we mentioned decking, the answer was that yea that is heaps of room put decking. Thanks for tip! I will check with our BC. Total cost came to around 3k including the window, extra wall for the 'storage room' etc... We found a few errors in the drawings and the BC is working on getting those fixed. We are pretty happy with the outcome even though we didn't want to spend the extra money.
