Browse Forums Building A New House Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 123Dec 29, 2014 5:14 pm G'day, Hope everyone has had a Merry Christmas. Was looking at the landata interactive map today to check if our block was registered online and I found out that the bush fire prone area had been re-evaluated and our block is no longer considered as part of a designated bushfire prone area! Great surprise and now means that we should save about $7k off the price of the house. Thank you. Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 124Jan 07, 2015 10:46 am So after having a bit of a freak out yesterday due to finding only two pegs on our block we managed to find a third one today after some digging around. http://www.dunedin29.blogspot.com.au/20 ... -pegs.html Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 125Jan 10, 2015 9:52 am We got a lovely surprise yesterday afternoon. A $900 bill called the 'Community Infrastructure Levy'. We have no option but to pay this Levy as it is delaying our building permit. http://www.dunedin29.blogspot.com.au/20 ... prise.html The joys of building! Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 126Jan 30, 2015 7:42 am We just received our second and final soil test. Any help on this report would be much appreciated. It seems like it's a little different to the first report and they didn't hit any rock. Does that mean we should expect for the site costs to come down? http://www.dunedin29.blogspot.com.au/20 ... eived.html Cheers Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 127Feb 03, 2015 3:28 pm We didnt hit rock either on our block, but the thought of having no rock allowance in our contract scared me so i made them put it in just in case. I just saw that trucks have been using our block to cut through to the main rd and they have snapped off 2 of our pegs. I have photos of them on my block and even the developers used my driveway to dump their stones for concrete for the park so when they machinery removed the stones they snapped our peg I will be furious if i have to pay to survey the block again. I have saved all the pictures of their staff on our block so ill make them pay for it. When do you start building? We are hoping for a March start date. (You can PM me if you don't want to post). With Porter Davis they have Fixed site costs so whatever they quote is what they charge. They factor in the risk of rock being present. Since they haven't hit any rock they need to provide the quote accordingly, so fingers crossed it changes tomorrow. Yep they did that to our block too and snapped all our pegs. You don't have to pay to survey the block as long as the real pegs are in. They are not the ones that you can see clearly. They are actually buried in the ground. Check out my blog post for some photos of what to look for. http://www.dunedin29.blogspot.com.au/20 ... -pegs.html We are due to start this Friday but I won't believe it till I see it Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 130Feb 04, 2015 7:51 pm joea joea... that's crap! Probably not what you want to hear, but is it worth getting PD to delay your site start by a couple of months so that you don't have a completed house sitting there for a couple of months, as well as the high mortgage payments during that time? You'd have to pay them to secure your promotions though, I think around $250 per week. Might have to do the math, see where you'd come out ...? How frustrating. Only other thing I could suggest is to maybe chat to your neighbours to see how they're approaching the issue? We think we may have found a solution. I just updated my blog. To summarise, all our appliances are cross compatible with LPG/NG so shouldn't be any issue. Fortunately, we managed to secure the promotions till March 2014 so we are still quite safe Spoke to a few others building in that area and they are all installing LPG tanks as they really have no other options. Especially the ones that have started building. Cheers Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 134Feb 05, 2015 1:52 pm Great news! Such a roller coaster ride, isn't it? Here's hoping there are more highs than lows. Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 135Feb 05, 2015 1:56 pm Jasdan Great news! Such a roller coaster ride, isn't it? Here's hoping there are more highs than lows. Thank you Yes it really is. Doesn't matter how ready or proficient you are. There are too many parties/variables involved for it to all go smoothly. Thanks for your support! I've been reading your blog regularly and wanted to find out how you went in regards to the bushfire levy. Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 137Feb 06, 2015 7:28 pm Greychle Hey JoeA, We're building the Dunedin 28 with the workshop, soaker tub and alfresco options is aspect Greenvale. I've been reading your blog regularly and wanted to find out how you went in regards to the bushfire levy. Hi Greychle, We no longer have to pay the bushfire levy as we are no longer in a bush fire designated area. However, we decided to keep the roof sarking and whirlybird which cost about 3k. Hope that helps Re: Our first home Dunedin 29 Porter Davis - Merrifield,Vict 139Feb 06, 2015 7:49 pm Greychle Lucky! Unfortunately it was too late for ours to be removed! Good luck with your build Why was it too late? What stage are you at? Thanks 1. Roof cleaning and paint - which colour do you recommend? I often see black/ dark grey in use these days but I would prefer… 0 8324 Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12336 0 4982 |
