Good or bad feedback would be much appreciated. And for anyone who's been in a Coral Home for a while - does the home stand the test of time? I've been reading through all of them and it seems most people are pretty happy with the standard of work and the speed at which the build progresses. It seems that the contract/paperwork/approval side seems to take a while at times though. What design are you looking at? Re: Coral Homes quality 5Aug 11, 2014 5:59 pm Hi Tobhagirath, My husband and I are building with Coral,we are waiting on our 3rd tender and plans,if all goes well then we move to contract stage. The positives with Coral are they have excellent sales people,who really know their stuff, their homes are fantastic and they have a package to suit every budget. Oh and you have a key during construction(I don't know any other builder that does this). They don't mind it you tailor the home to your requirements. Their prices are reasonable also. The only negative That we've come across is the estimators keep getting things wrong in the tenders,so you really need to go through each item and check its what you wanted(it's too late once you have contracts),I've been told that once the build starts it's usually smooth sailing,and if there are any issues the SS will make sure it's fixed pretty quickly. We're building the Marcoola 32, with a few changes. Overall we're pretty happy with Coral, I just hope this next tender comes back ok. We're building in Oran Park,NSW.Where are you building? Julie Re: Coral Homes quality 6Aug 12, 2014 11:12 am We're still waiting for site test results which seems to be taking forever, but we're not in a hurry - I'm just impatient. I, like Julie, am impressed with the quality of the homes (obviously based on other people's experiences so far) and the fact we will get a key during construction. I like that the sales people have been very upfront with costings and additional charges that we may incur, this has made it easier to be realistic in our estimations. Can't comment too much more on proceedings since we're just playing the waiting game at this stage! We were surprised to come out on budget,as I said their standard range is pretty good, we have the inspiration package,so I'm unsure if these prices are accurate for everyone. We have gone platinum carpet to the study,activity room,master bedroom,bedrooms 2,3,4 & the rear hall,and gold for the media,because I wanted black carpet for the media room,and they didn't have anything suitable in the platinum range.It was $1196 in total for platinum,we might get a slight credit for going for the gold in media or we might break even for having different carpet,but price was pretty good,this is all on 10mm underlay. The bank called me on Friday to tell me that there was a typing error for my middle name on the deeds for our block. It's a big mess,we can't move forward until my middle name has the correct spelling,I've had to sign a stat dec and provide drivers license,birth certificate,our solicitor came over to our place on Sunday to witness my signature and complete paperwork to lodge to the land titles office,but there is a delay with the bank discharging it back to the LTO,a minimum of 2 weeks ,I'm so pi**ed off at this point! As we own the land outright(we paid for it from the sale of our home),and because of someone else's incompentancy our build start is being delayed,worse still if it's not done ASAP,Coral has a Claus in their contract, that if the build start date is delayed that they have the right to review, the contract price,which means price increase . Thanks Julie Re: Coral Homes quality 14Sep 30, 2014 9:21 am That sucks bigtime Julie We had a lot of issues changing the name on our home loan to my married name - but nothing like what you've had to go through. Check with your SC (I think you're going through Hayley?) about the delay to the start date. We were able to get an extension of a month to what was on our tender since a) I don't think we'll be able to get demo done before Christmas (and I'm not ready!) and b) I think we're going to have issues with council as I don't think we're a complying development due to the setback relaxation we're going to need (33cms!!!). We managed to get the extension just by asking. If they see that it's not your fault I'm sure they'll be happy to extend. Thanks for the info on the upgrades - just trying to get my budget right. We're planning on upgrading the carpet to at least Gold. I like the silk finish too, but we're only going with the Indulgence package so I guess I'll have to see what we get. As for the photos, I think you need to open an account with a photo sharing site like photobucket. I've never shared a pic here (nothing to see yet!) so don't really know. We went with the gloss finish to the kitchen cupboards ($300) and ensuite vanity ($52), it needed to be done to suit the whole look. As for the banks, don't get me started. We are building a daydream 32 in Newcastle NSW... We are at the signing tender stage (it had to be sent back due to a few mistakes) and I was wondering about the colour selection... Where do we go to find out the standard range for things (like all the Beaumont tiles stuff and carpet call stuff) does anyone know? I was given the colour booklet but the websites don't tell me which stuff is standard... Re: Coral Homes quality 19Oct 07, 2014 12:06 pm Your color book should list the standard range of inclusions for most items (Bricks, benchtops, etc). Laminates can be harder, but generally solid colours and patterns are standard, wood grain is a little extra (~$150 for a 1500mm vanity for me), and gloss/wood-like/other non-standard glazings are extra. Tiles and carpet are not in the booklet. For Tiles, find your nearest non-franchise Beaumont center and walk in. Tell them you are building with Coral and they will give you a run down. A franchised center won't know. Essentially for tiles, if Coral is doing your flooring throughout the entire house, then anything in Gold range is standard. If Coral are only doing the wet areas, then Silver stickered tiles are standard (for the wet areas). Franchised stores do have stickers, but they can't help you with documents etc. Red sticker items cost extra. If you want to get a rough idea on costs for red tiles: Take the price of the red tiles, minus $30 (per sqm) and the remainder is what you will pay. If the tiles are porcelain/rectified, add $45 per sqm. So if the tile is $60/sqm, porcelain rectified, you will be out of pocket: $75 extra per sqm. Carpet: I was advised that you could not go and visit a display/carpet call to see any samples, unlike tiles they don't know what is in Coral's standard range. That could be wrong, that is what i was told. HOWEVER; Coral do have open days at their color selection center. Trying to remember but i think it was every first and third week of the month. Bookings are required. You should have been notified of this as well once you go to contract. You can book in and go and see what is standard, and some of the popular upgrades are available. They have carpet samples for all carpet's they offer in all ranges, along with other items like handles, toilets, baths, roof tiles/CB, bricks, etc. If you are unsure what carpet to get, then i'd suggest booking in. My suggestions: - Go visit as many Coral display homes as you can. Even if you don't like the house, take a look at the carpet/tiles. If you find some tiles you like, jot down the address of the display and when you go to Beaumont, ask them what tiles are used in the house. They have all display homes on record. Technically you could ask for other builders as well, assuming they are using Beaumont tiles. For carpet, if you find one you really like, again jot down the address and when you do your color selection, ask the consultant what carpet is used in the house. She can look it up and tell you. - Bricks in the Coral display are samples only, about 1/4 of a brick on a piece of plastic. I noticed significant differences in the colors of these samples to what Boral (my area is Boral bricks) had on display in their centers. Boral's displays are full walls of the bricks. Trust the full displays over the samples Coral has, so make sure you visit the nearest brick display by PGH/Boral before you decide. If you can't decide on a brick, ask the display center (Boral/PGH) for example addresses of houses using the brick. They should be able to give you one or two houses. - Prepare to upgrade your bench handles if you have any. Seriously, the standard range is pretty poor. Luckily, handles don't cost much. - There are three grades of bricks available (from Boral at least). Standard range is the basic bricks. Selection "B" is for double height bricks. Selection "C" is for Nuvo Aspire range. Costs for Selection C for my house were ~$2300, so not too cheap. Suggest deciding if you will spend extra before you go to color selection. - Just because a Ceaserstone color is listed as "Standard" on CS's website, doesn't mean it is part of the Coral standard range. Upgrade prices range depending on the color's range and can get expensive for the "Supernatural" range. I paid ~$2300 to upgrade my island to a supernatural range. Good luck. Great value for money & quite efficient in paperwork & the build process. I'm building the Noosa 29 with 'inspiration' inclusions & it's costing approx $310k. My sister & friend have built with Coral Homes also & would build with them again. Goodluck! Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
