Redink, plunkett, gemmill project builders all do big farmhouses. Rural building co does more interesting designs, but are more expensive. We are building a two storey with cedar homes in the Perth hills and they are a smaller bouteque firm specializing in timber frame homes. We have just signed up to build on a 5 acre block with aveling homes who also have some rural designs. Great thing about aveling is their prices and specs are all available online. We were looking at Aveling too, they had great house designs and loved the pricing online but Serpentine Downs were outside their 'zone' to build, can't hurt to check again they they might have changed. Back in Feb we asked as they were our 2nd choice and we were about to pull the pin on our builder due to how slow they were being with our paperwork, the lady was really nice checked the zone but no joy. She encouraged me to stick with Gemmill as normally they are very good, and I may have just had a bad start with them. Most builders are wanting to charge a loading fee as they say that Serpentine Downs is away and I am not keen on paying that loading fee. Will keep you all posted on the design we choose. I am definitely looking at a rural design (longish / rectangular) home as the block is wide and will definitely suit it. We just had temp. power connected to erect a shed followed by installing a biocycle system and rain water tanks. Ross North and Dale Alcock want to charge the loading fee, Gemmill does not charge the loading fee. I really like a design from Ross North it is called the "The Ferguson" wish I could attach the plan not sure how I could attach a pdf on here. The Ferguson pretty much has all the features I am after. I have the plan and the design of the house however I would like to see a sample of this home in reality or a photo but they don't have any so I am a bit reluctant. Jays look like we may have to look at Gemmill the only downside is that their rooms are a bit small I am wanting all 4x3 rooms and Ross North is offering this. They also have a special at the moment where you get $6000 off your prestart allowance or alternatively you can take $5000 off the price of the home. Ross North has sent me the plan and the sketch of the house. Would really like to see a photo of the house or better still view it in reality, unfortunately the ones they are building are currently in the very early stages and is still waiting for council approval. You would think that they would at least have a display home but no they don't. It helps to visualise it. Sometimes they have a display that the design is based on or similar to? We went through one but I guess it still didn't really "feel" the same.
