Browse Forums Building A New House 1 Oct 09, 2006 2:26 pm We are building a house at the moment, and are about to move in (after 19 long and draining months, dont get me started!!), however we have a problem with the final adjustments invoice that we have received.
In the contract we have a H Class slab included, however we are now being charged $2200 for the waffle pods, can anyone tell me if this should be included in the H Class price, or whether it would be an extra? If not any ideas on who to contact, the building commission's phone number has been engaged for days! Yup we only just received anything to do with the provisional sum, which is just the final summary of amendments, no invoices or anything. We met with them last week and managed to get them to knock $7k off that invoice, because the lovely NBG (National Bodgey Group), had never advised them that there was a H Class slab included in the price. So is the fun trying to work out whether the extras like the waffle pods and extra concrete because of half pods should be covered under our contract or not. One piece of advice is never the build through the building group that we used. I have since met many people who are, or have built with them. They have the dodgiest sales people who will say anything to get you to sign the contract! We signed in February 05, and it took until March this year for them to finally get the plans right so that the builder could start. Things that we were 'advised' were standard arent. We went for a pick your block and we will do the rest package, and because of their mucking around (not paying the developer when they should have), we nearly lost the block. Thats just the beginning, our problems havent been nearly as bad as the other people we know. The actual builders that are building our place have been pretty good (except for their slack building supervisor....we got him fired!), the people they have doing the work for them (bricklayers, sparkies, plumbers, etc have a really high quality of work. In their defence due to the screwups by NBG not communicating things to them, they are going to be a decent chunk out of pocket, infact this job is going to run at a loss! The HIA, Building Commission, and CAV have been fairly useless and cant point me in the right direction of whether we should be charged for this or not. So now we have no idea where to go with this! Which suburb did you build in and who was the builder assigned to you. I have to say that the lack of communication between NBG and the assigned builder is appaling! In the contract you received, did it state that H Class slab and waffle pods were included? If yes, you cna take them to consumer affairs for charging you extra for it now. So your finished floor level would normally have been 310mm with a M pod, due to the H pod it would now be 385mm. Inclusive of the additional height to pod, the upgrade to the reo and the additional concrete would normally be around the $4m2 mark. How does this compare with your slab area?
