Browse Forums Building A New House Re: South Australia builds 402Oct 28, 2016 11:58 am meshelf There has been delays (of course!) but should hear today. wdid_SA that terrible!! I hope your emails are getting through, is there anyone you can call? Good luck meshelf!! We've just been informed by our broker that our assessor is on leave today so we will hopefully know on Monday - she says.. Re: South Australia builds 403Oct 28, 2016 4:53 pm Wow, Adelaide seems to be the place for delays at the moment! Wdid - in our previous contract it said that they had to be at site within 30 days of the receipt of all approvals, like Marshall said I would be going into their office or a display home and demanding answers, not replying to calls and emails is pretty poor Marshall and meshelf I really hope you both get the thumbs up soon! Do you know who the valuers are? Re: South Australia builds 404Oct 28, 2016 5:48 pm TheGirlie Wow, Adelaide seems to be the place for delays at the moment! Marshall and meshelf I really hope you both get the thumbs up soon! Do you know who the valuers are? It does feel that way ☹️ I don't know who is doing the valuation, my hubby just liaises with our broker and I get all the information second hand from him, from what she has said today, the valuation has been done, they are just going over the finer points now but the person responsible for that was on leave today, lucky them! Wish I could have a break from the stress lol hopefully we'll know Monday. meshelf, did you get anywhere with yours today? I do hope so Re: South Australia builds 405Oct 28, 2016 7:27 pm wdid_SA How are things going meshelf and Marshal5858? Any news? I'm still waiting.... It is doing my head in. I signed 8 months ago now, received council approval 3 months ago and have been waiting 8 weeks for construction to start. The builder isn't responding to my emails for an update. Anyone out there building with F0rm@t homes that knows how long I will be waiting? We built with Format - and they do build lovely houses but the communication part was chaos - you just have to keep chasing and chasing and chasing......it did my head in back then Re: South Australia builds 406Oct 28, 2016 8:24 pm Oh no Marshall5858, surely Monday has to be the day! Bluesteel the constant delays and chasing is exhausting! I suppose I just have to keep chasing. Please tell me it got better once the build started? Unfortunately TheGirlie I think I have found a loophole in the contract.... The 'start date' is 26 weeks from the contract being accepted but the 'finish date' is within 28 weeks of the footing being poured. So it would seem that the 'start date' actually means nothing because the build doesn't actually start until the footings are poured. The contract says that they will start work as soon as reasonable which means nothing also. Re: South Australia builds 407Oct 28, 2016 9:46 pm We are almost there finance sounds ok, just been delays with our bank as branch dealing with just moved on Wednesday they've had IT problems. Hopefully all ok by Monday! No idea who the valuator is TheGirlie. Planning Approval was missing a stamp got sent back to council but sorted now. Re: South Australia builds 408Oct 29, 2016 6:21 pm meshelf How's everyone going? We are just impatiently waiting on our valuation and finance to be approved. The detract myself I'm doing a declutter. We plan to sell our current house as new one gets lock up. This is our first house, and will be our first move with kids. Any tips it feels a little overwhelming although we are looking forward to more space! The best thing I ever learnt about moving - go get some extra cheap, bulk kitchen paper towels - like from Gaganis or somewhere. Wrap all the glassware and stuff like that in it. Then you can just put it in the new cupboard without having to scrub newsprint off everything - it buys you some time when kids have to be fed immediately etc etc. Then you're not having to wash everything as it comes in. If you use a moving service, colour code your boxes by room, rather than stating contents - things are less likely to end up 'missing', and you are less likely to get broken into down the track if random people are unaware of what you own. Totally moot, if you are moving yourself! The sum total of my moving wisdom...lol... Re: South Australia builds 409Oct 29, 2016 6:24 pm Nope, one other thing - every day or two, spend a little time packing unnecessary items like ornaments etc, starting now. You'd be surprised how easy it is to do the rest when the time comes. We did that when we moved interstate -easiest packing experience ever. South Australia builds 410Oct 29, 2016 10:45 pm Thank you JayaJaya all very useful advice, especially about the wrapping of things in power towel instead of newspaper! We sorted out most of the kitchen this week, it's surprising how much we got rid of! Also just hanging onto the basics, we could really do with a new dining set but will wait till ready to move. Again Good Luck : ) Re: South Australia builds 416Nov 03, 2016 8:33 pm Update time! Just waiting on a concrete driveway and storm water quote so our valuation can get bumped up so the valuator can considered it as "finished" house. I had contacted one a few weeks ago who did my neighbours but they have been flat out. Hoping it comes through this week!! The wait is making me nervous! If anyone could recommend who was quick to quote that would be great, even if PM the details. Re: South Australia builds 417Nov 03, 2016 8:57 pm meshelf Update time! Oh no, sounds like this is getting silly just like ours did ☹️️ Zagari concrete is who we were going to use, they were very prompt and professional, the only reason we aren't using them is because Hubby decided on pavers instead. They came out cheapest for us too Re: South Australia builds 418Nov 03, 2016 9:36 pm meshelf Update time! I suppose it's good though that you can include all of the post handover things in your loan if needed Re: South Australia builds 419Nov 03, 2016 9:43 pm Thank you, I've sent them an email too. We just wanted to apply for construction only, but looks like for valuation needed all the quotes for everything else. We didn't worry about the driveway, as heard was hard to get quote of plans plus we had a good idea from family in building industry for how much to budget. Just feeling a bit over it, the waiting is testing my patience.
