My fiancé and I have purchased a block of land in Gregory Hills and its due to register in October. We are still deciding on a house since its our first one we are unsure and skeptical when it comes to builders, deals and promotions. So far we have narrowed it down to Eden Brae Sheffield 23 or Masterton Symphony 2. I just would like any feedback on those builders, houses, or your experience with building at Gregory Hills. I detailed a fair bit of our build in my blog if you have time to kill. Had no issues with Eden Brae really. Maintenance is a pain in the butt but I guess that happens in building! We have been in the house five months now and very happy with the quality. Our neighbours built with Masterton and didnt have any major issues. Good luck! We took a few things out, like all shelving and mirrors (my husband works for a kitchen company so he did our pantry, robes etc and we are currently working on a kitchen upgrade). The admin time took a while - started in July last year but the physical build started last day of March. However, our pre-construction contact in the office was excellent and site supervisor is receptive and good - they actually return phone calls which I thought was rare in the building industry!! Our neighbour is building with Eden Brae. Their admin time was pretty similar. They went through Council after us and have overtaken us thus far (doesn't mean they won't slow down later). She is very happy with EB. We went with M due to the size of the rooms. Go with your heart. If you do go with M, go and have a chat with Sandra at Gregory Hills. She was excellent too. Even though at times I felt frustrated during the period before we started construction I found them always responsive and ethical and reasonable. Now that we are in construction we are so excited at the way things are going. We are building in the next suburb beside Gregory Hills and our SS is great. Everyday someone is there or something has been delivered ready for the next day. The plans are both lovely, which makes me think you should pick the builder you prefer and who does the best deal. You have leverage before you sign the full contract... play them off against each other. They want your business, so work out who does the best deal and if need be ask the other if they will match it or beat it. Ask for free upgrades to better appliances, bench tops, laminex cupboard finishes, power points etc etc. Be persistent!! They told me that they can quote site costs based on the contour survey etc even though my land is still not accessible for assessment. We ended up taking the tender with Masterton as we were able to get a bigger house and all the extras we were going to but pay more with EB. Even though the site costs aren't fixed (which is risky) with Masterton. All I can say is read this forum it was a huge help! And save save save for that dream home. The best advice I can give which someone told me. No matter what the price is as long as your happy with it go with it....so if your unsure about one but confident with another even though it's slightly more, go with the one your happier with. That sucks! Hope it all works out.
