Browse Forums Building A New House 1 Jun 24, 2014 2:37 pm Hi guys, Building my first house and apologies for asking a dumb question. I am building in WA and my land falls under City of Gosnells council. I am having a dilemma with my house deign that the builders has come up with and have only realised that the house design may get rejected by the council. I have attached the image of my design. Could someone please advise what a Southern wall means here? Is is the wall of the Master bedroom? https://www.dropbox.com/s/w8nprpzk8weazgl/Photo%2024-06-2014%2012%2031%2004%20pm.jpg Thanks all Re: What is a southern wall? 2Jun 24, 2014 2:44 pm I'm guessing that, most likely, it'll be the wall behind the walk-in wardrobe & the shower recess. I'm thinking that because it appears to be built on the boundary, so if you're having council issues then I'm guessing that the wall built on the boundary could be the problem? Are they saying why there could be issues? eg. in NSW under state-level regs you couldn't build up to the boundary like that unless the neighbours had a wall ON the boundary right there, or the neighbours were over 900mm from the boundary. Thanks for the reply Forg. Yes you are right. According to a person at the council that I spoke to, he mentioned that, you cannot have walls on the boundary unless the neighbours have too. And since this is a new block of land, am not even sure who my neighbour is and when would they even start their building process. Also the guy mentioned to me that I may have to get permission from neighbours if I have a wall and if they object then am in big trouble. Also below is the extract from the Residential Developemnt plan which states Quote: Buildings setback from boundaries, other than street boundaries, provided that: i) The wall is not on the southern boundary; ii) The wall does not result in any overshadowing in excess of that which would have occurred if the development complied with C3.1(i), to adjoining properties; iii) The wall does not face an adjoining property outdoor living area or any major openings; iv) The wall will not limit the availability of sunlight and ventilation to the building; The Residential Development plan is here at http://www.gosnells.wa.gov.au/files/12c0b2e1-1d1e-47f3-a584-a0d800774c04/LPP_111_Residential_Development_formerly_Policy_6211_-_OCM_15122009_-_Resolution_629.pdf, page no 4, point 5.1.3 Lot boundary setback Thanks Re: What is a southern wall? 4Jun 24, 2014 4:01 pm I don't have anything to add on the Southern Wall term (I think you're right, it's the WIR wall on the boundary), but I did want to query your orientation - It looks like you've got the alfresco/living areas facing west? Can you mirror the plan and have them facing north instead? Land settled May '14. Blog: http://jyndeira.net/blog/ Re: What is a southern wall? 5Jun 24, 2014 4:16 pm It would seem they're prohibiting boundary walls on the southern boundary so as to minimize overshadowing impacts to neighbours. Thank you again Simeon.. I will call my certifier for that.
