Browse Forums Building A New House 1 Jun 11, 2015 12:47 pm Hi there, I'm a single mum with NO CLUE about building. - this forum has been suggested to me over and over and I wish I had started long ago.. it's been a nightmare!!! and I feel like I am being taken advantage of. Buying a house had not been in my plans, but last year I inherited some money and dove straight into it- I was booked in to have a tumor removed from my brain, and I wanted everything in place for my son ..just in case things went wrong. I bought land in less than a month, and juggled my builder options Long story short, I went with Henley for standards and professionalism. I explained my situation from the very first day! I thought they'd hold my hand! But all I've felt throughout is like a little kid trying to deal with adult things, so much pressure, not info information, disappointment and so much anxiety I rarely sleep! I was in the process of moving house (that I'd been in for 10 years) to move in with my mum so I could recover after surgery with some help, and I had many medical appointments.. so my Cosham Info session, Color appointment had to be changed, and in turn Tender and contract pushed back.. appointments weren't available for weeks.. so I was constantly apologising for inconveniencing them! Too much on my mind to think clearly. And hanging over my head was "There will be a price review if contract is not signed by a certain time! UGH!! My Color appointment ended up being a week prior to my surgery. I was nervous because I had no idea how to put colors together to achieve what I wanted.. but was assured the color appointment is exciting and I will be guided through it.. this is another long story- but I came out in tears!!!!!! The girl just didn't care! So.. my tender was booked for 2 weeks after surgery.. BRAIN SURGERY!! so I suggested we had better push that back.. And we did after some mucking around and more guilt and apologies from me.. But was told that now contracts would be 1st of July, and that management was setting that as the latest possible date or there would be the big scary "Price Review" so.. surgery went beautifully and I'm all good!!! My mind is clear for the house now... so I started asking alot more questions. When I got an answer making me feel like I was just annoying.. I let rip ! This is MY HOUSE and I'm paying them every thing I have! They arranged for me to have a full day for my Tender appointment, which I appreciated.. we changed some of my colors and I got some of the help I needed. There has been a bit of miscommunication though- and so.. contract signing is pushed even further! So stressed off my head... over budget already.. $30,000 in site fees.. now PRICE REVIEW.. I spent 3 nights so anxious I was considering getting some sedatives Until I checked on line.. I signed for the Price Crash promotion- the house was supposedly $9000 off regular. The house is now $2000 less that I am paying PLUS double glazed windows throughout are included.. which I am paying for!!! I expect there will be no talk of a price review now!!!!!!!!!!!!!!!!! Should I be demanding it.. what should I be doing here?? I've been tackling this all on my own, and I really need some help.. so many things I am doubtful of!!! I'd appreciate any advice! Thats what that deposit is for to lock in price. I think you have a valid point to argue for. So what I mean is- all this threatening to have a price review if contract is delayed.. well now I would be better off ! But I'm sure they will not do one now! I signed tender in Dec last year also with the price crash promo and the green living promo and we have had delays too and are due to sign contract on Tuesday and we have had no mention of a price review (and we paid our first deposit August last year) Our sales guy said anytime between deposit and contract signing if a new or better deal or promo come up you can take it. So you should be able to go with either option. Building a house is stressfull, I lost sleep over colour choices too and changed them at tender, so don't be too hard on yourself I think that's normal. Im bugging my admin girl with several emails a week with changes and questions, Im sure she's sick of me but I keep telling myself that Im not going to just make do with something I don't want just because I don't want to annoy the admin girl again. That's been my experience out of them anyway . At the point of original sale I was told that I would automatically be moved up to any promotion that was superior to the current promotion but would never be put on a lesser value promotion , we had a year to sign before there would be any price review , anyway good luck dealing with them I hope you can get a great outcome for you and your family . Building a house is not easy, so being single, a mother and going through brain surgery would just about send me to the crazy house, so I commend you for making it this far. I'm also a single young lady building my own home, and the last year has been a massive eye opener for me. I think you need to just take a deep breath, and you are correct it is your house and you are paying for it, so don't let them push you around. Burbank did this to me, the sales rep rushed me to sign the contract, gave me a spiel about how the awesome promotion he was going to give me had technically already ended, and a price review was coming, and he really shouldn't be offering it to me... blah blah.. I didn't let them rush me and I didn't sign the contract. A week later the price review came out.. and the promo was bought back, but with an additional 5k bonus! Glad I didn't sign. I've gone with a small builder, no promos.. just clear straight forward pricing. Try not to stress and tell them you want the new promotion. Have you signed the contract/tender yet? If your not locked in, give them hell. If you are locked in, still give them hell, but be a little bit nicer about it. LOL And it sounds like you know what it's like.. much as it's all my choice, so no arguments about colors etc.. it's such a huge thing making decisions and doing all the research all on your own!! jessicana10 - we are around the same stage!!! how are you feeling, are you excited?? I really wish that I had started using this forum long ago.. I'm sure I would have felt alot less alone during all this drama!!
