I'm going to go with 140x22mm decking and hidden fasteners. (I've got 6.3m x 3.7m to do at back and small potico deck to do at front). Couple of questions about yours. What step down did you/the builder specify? I've gone with 150mm which is probably a bit too much. Also, from your photos, it looks like you have the fram directly onto the concrete. Will you be using packing (window packers for example), to raise it off the concrete? Re: Building a Beckham - Plantation (Henley) 142Mar 29, 2015 12:04 pm Hi Matymoo.... I went with the standard 86mm drop. It is 86mm closest to the house and then has a slight fall in it. To answer your question, I am using window packers currently to get my levels and then will be fastening it to the concrete using ankascrews and galvanised steel L pieces with m12 bolts. I will use some window packers here and there just to meet the requires of support. The only piece that will be touching the concrete is the header board that the joists are attached to. The rest will be elevated. I am using stirrups once it leaves the concrete. Because I am using a small joist to fit in the 86mm fall I have to have 16 stirrups. Once I have done some more work (hopefully next weekend) I will post some more photos if that would help. What timber have your chosen? We have just signed with Plantation homes to build a Beckham in Coomera Retreat. We have joined the thread a bit late as we have already had our colour appointment etc, just waiting on the final figures for all our upgrades with the colour selection. Not sure what to expect with that. We have already spent about $30k extra to upgrade our Beckham from Breakthrough to Plantation standard, so we are super excited. I actually think we might be some of the last people that have signed for the Beckham as we signed up and paid our initial deposit the week that the Breakthrough range ended. I have finished all the concreting of the stirrups and attached the deck to the concrete pad. I have built the extra part of the deck around the post and started installing the decking board. Did you get the roof area extended for the alfresco or will that extra part just be open? On another note, we are considering upgrading our kitchen appliances as we have read some scathing reviews on Technika. Did you guys stick with Technika or upgrade and if you did stay with the standard inclusions, how are you finding the appliances? We kept the Tehcnika oven and rangehood and have found them to be great so far. We did our own dishwasher and microwave though. Having said that I haven't had a 900mm stand along oven before so I have nothing to compare to. You may find that if you keep the standard and then a few years down the track you can find a good price for replacements. Thats my thinking anyway. I notice your bricks have been delivered. And the converters are starting on Monday. As far as recommending a concreter, I can highly recommend Nathan from Creative Concreting. He has been very professional, always answers calls and replies to emails in a timely manner.. If you need a landscaper I can recommend someone for that as well. We have used him before in Annerley to build fences and retaining walls and is always very reasonable. Any movement on yours yet? Hi haggismac. Your house looks amazing. I did plenty of research before hand, making sure to conform with the correct codes etc. As for materials, they cost around $2000. Thats including decking boards, joists, stirrups, concrete, screws (LOTS AND LOTS OF THEM AHHHHHH). Some extra money was spent on some drill bits, concrete mixer hire and BEER. I think all up it cost around $2300. I dont know how much a builder would charge but I am sure I have made a saving.
