I still haven't had a chance to get a photocopy of my tender documents so ill get them up as soon as i can. At the moment, I'm still reviewing it all and making sense of all the information contained within. My major two issues i have at the moment are that Porter Davis wants to supply me with a Waffle Pod Slab. My Site is classified as a P Class Site, due to different factors and Porter Davis have upgraded the Waffle Pod in a substantial way (they seem to be confident that the upgrades will be ok), however i've emailed to see if i can get a quote on a raft and pier slab. As most of my neighbours have gone down this route in my area. And i've had quotes from other builders in past tenders raft and piering for around the same price or less then what PD have quoted me. My second annoyance was that with our Boston Facade. By default it comes with 600mm eaves. We originally wanted 450mm eaves to the rest of the house but were told this is not possible. To have 600mm eaves around the entire house was a considerable cost over the 450mm eaves. We removed them entirely at tender however upon reflection, would of preferred to still have them in some capacity. So i've emailed to see if we can get a solution to this problem. Even if i only get eaves to the rear around the master and terrace areas, that would be ok. So hopefully i get a response early this week about it. Otherwise, PD have been great. We are still very much looking forward to the beautiful home they will be supplying us. Some of the Major Changes we completed at Tender were to remove the evaporative cooling and upgrade the Bravis heating unit to the HX30i and upgrade the ducting to allow for refrigerated cooling. We added a second oven to the Galley Pantry, as my partner loves to bake . We also bit the bullet and optioned the power room shower option. This was due to several reasons, but mainly to future proof the house. The Garage was to be extended by 2m but ended up reducing that to 1.6m. This gave us more room on the left hand side of the property for size access. the 400mm didn't seem to bad to sacrifice for a more functional use of the land. Physical location of the House was brought forward a bit. they had it set way to far back. We had to get our next door neighbours approval to do so. (which they gave straight away). We also had to enclose our terrace on one side because over the overlook restrictions. Even though our neighbour doesn't care, in fact she was happy to sigh us to not have it enclosed, PD maintained that we needed to enclose it due to legal requirements. This was a $2600 unexpected pleasure . Our Colour and Electrical are in a weeks time. So hopefully that all goes smoothly!. Might just take a photo of them instead when i get home! Electrical was our biggest spend next to flooring. We blew past our budget, but feel it will be worth it in the long run. Extra editions since tender have been to add 600mm eaves to the rear of the house, so that it surrounds the terrace and rear master bedroom. We would love to go all the way around the house, but budget just wont allow for it without sacrificing other things. We added fireproofing the the Glass Splashback. Also upgraded the ducted heating again from the HX30i unit to the HX35i unit. As i felt that the HX30i might not been strong enough for our size house when we add the refrigerated cooling option. Thanks, Joe Hi Joe, The H.W.S is in its standard location for this house. 90% of the lighting downstairs is LED Downlights. We opted to get Porter Davis to install as its much easier getting them to do it now then try to retrofit so many lights post handover. Upstairs, there are only downlights in the master bedroom / ensuite and bathroom. Nearly every batten light fitting has been upgraded so that it can have a ceiling fan down the track as well. I knew we would be spending a motza on lighting from the start. But to get the effect i wanted downstairs, it was a necessary cost. I've been in way to many badly lit properties to want to add mine to the list. Outdoor lighting wise, i need to change one light from the garage as PD wont put a junction box near a down pipe for what ever reason. So im going to loose the symmetry of lighting at the front.
