Browse Forums Building A New House 1 May 25, 2014 7:55 pm Hi all, new here. Found a block in Margaret river. 8 Acres. Already looking into a BAL fire rating which is a little confusing. It sounds like we will end up with a BAL 29 if lucky A 19. Have people had experience with the local shire and all the requirements of building with a fire rating. Looking at New Generation homes as builder if things turn out well with the fire assessor. (coming next week) Might only be able to build a bunker! The property in question with NGHomes is the Kakadu which I was told is an older design. With a few alterations I think it will be good for us. What are people's experiences with NGHomes? If this is the case I would ask about build time..as it could be quite long, due to there being a mini boom in Bunbury/Bussleton and so MR could be last on the list.) The sales person we spoke to was up here in Perth( we live currently in Perth) and he stated that they are still building in the SW. I got the impression he did not want us to deal with their Bunbury office because perhaps no commission for him? We were looking at a few display homes up here and talking to the different builders and the ones that do build in the SW said they were looking at pulling out as there was no "Boom" anymore and it was quiet. It was stated that too many jumped in at once a few years ago and it would have been good for a handful but apparently a bucketful turned up. In Margaret River a shortage of land was also mentioned. Have you found this to be your experience or have you heard these stories yourself. Our budget is up $230k for build and then site works on top. which we have allowed $100k Do you know of any local builders in SW that may fit our budget? We were told in Margs a lot build timber frame and personally we do not mind re build, price like always is the concern. I guess we may be old fashioned and need to open up to other forms of construction. Metro is strict and limited. We now have a broader range of possibilities. Ultimately there is no hurry, however if builders are pulling out(we were told some in next 6 months) we might need to up the ante. Any advice would be appreciated. We have always bought, this is our first build. On a different note, being a long weekend we are heading South! Yay Yay great. Re: Building IN SW WA Margaret River 4May 30, 2014 8:22 pm Hi Prickle, yes many use timber framed because most of Margs is clay/heavy clay. It is supposed to cut down on the site works. However some builders disagree and say brick is less expensive. I can't figure that one out as I've been told two different things by two builders! There is also a shortage of carpenters in Margs atm. You have to deal with the country offices, as the build costs and even plans they build are different from Perth metro. There's also a certain "distance" levy on the build, some are 5% more on the overall build cost. I will PM you a recommendation. Most project builders will be all over this I would think, but if you have concerns make sure an assessment is done prior to handover by the fire consultant, or buy the standard to check yourself. I find it a little vague and I'm not convinced our manufacturers and suppliers are ready to deal fully with compliance in this area just yet. i.e. Not enough testing or R and D has taken place just yet to allow modern designs to also be BAL complaint. For example we have three stacker doors in our place, 2 comply and 1 can't because it's too big to screen. Re: Building IN SW WA Margaret River 8Jun 03, 2014 11:51 am Hi Spong, I hear you completely! We have had a fire assessment done and a rating of BAL 19 is where we are at. We found out our block being closer to the ocean is more sandy so brick and tile is the way to which is a win. Have no idea which builder to go with yet? As expected they all promise you everything until you get down to the contract I imagine and maybe then it changes. Has anyone had dealings with Red Ink homes? We saw one of their plans 'The View' and with a few alterations it could work for us.
