Browse Forums Building A New House 1 May 25, 2014 6:25 pm Hi as we are just starting on this journey I thought I would ask if you are building in Tasmania. Doesn't seem to be many people doing so. So far we are still looking at house plans, we have our 5 acres in the Huon Valley and just need to find some thing to put on it, but we are not in a hurry. First we have to find a build that can build a house with a lowish budget around $2ook for the house. Not as easy as it seems. Been looking at builders and found that you pay twice as much in Tasmania for the same squares in a new home as you do in the mainland. Going to arrange soil and percolation test and see what comes up with that. Re: Anyone building in Tasmania? 4Jun 25, 2014 3:00 pm Hiya Lorri, good to see another Tassie builder. Re: the power to your block... there used to be a thing that Aurora had to install the infrastructure for free if you stipulated on the application it was for heating purposes. I'm not sure if that still applies, but might be worth checking with a sparky or similar. Yes, building down here seems to be massively more expensive than the mainland... consequence of less competition, distance, and the high cost of wages (a brickie's labourer will get in excess of $38/hr in some cases). I'm afraid I can't recommend any cheap builders -- all I can suggest is to visit Gowans Auctions every Friday for cheap building materials, and watch Gumtree like a hawk. Keep posting updates! I got a quote from one big builder, and it said $10.000 to connect power to house, sounds a lot to me. This is what was said. "this amount is purely to run the power to the house site only from where the power pole(s) are located". You are right about being massively overpriced, I am now thinking of getting a job as a labourer lol, not bad money at all. John gets that and he did a apprenticeship for years and has done training to get further along in his trade, yep he is an electrician but plans to retire at the start of next year. I am tired of hearing people say "oh its because we have to ship stuff in" or " we only build a few" yes that might be true but really I know when I am being ripped off. I have to try and not look at house prices over here in QLD, there's ads on telly right now $122k for 14.9 square house, with lots of extras like stone benchtops big doors lots of other things, and the cheapest one here ,which is a bit smaller is $161k, with no extras at all. Anyway that's how it is so I better get used to it lol. Hows your house going? Cheers Lorri Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 24824 As title suggests, looking at using the interlocking Pentablock stacked stone products to replace failing timber retaining… 0 17864 I am building in claymore NSW and this is shown in the building envelope plan. … 0 10034 |
