My borrowing power isn't very high. I have limited my budget for a house and land to about 450-500k (less is more realistic on our budget, although I know it's almost impossible in Sydney). The area I would like is Northwest/Western Sydney. I have been doing a lot of research, but all the new estates I can find are usually already sold out, or will definitely be sold out by next year. I can really only afford to purchase early in the process, as the closer to completion/already completed, the more expensive. Can anyone tell me of any new developments that are yet to go onsale, and might have releases next year? I am thinking something in line pricewise with Ropes Crossing, The Ponds, Grantham Estate. I am new to this forum, but all the posts I have searched are mostly about estates which are mostly sold, from people who have already purchased. Looking for advice on somewhat yet to purchase, after a good deal! Happy to camp out to get a bargain! Throw some estate names my way. Re: Looking to buy off the plan mid 2015 (northwest/western 2Oct 21, 2014 11:04 am Hi Its almost impossible to get a package for ~500k with current prices.if you want to have the house ready by mid 2015 then the land should be close to registration date around phase 3 which is the highest price.early stages are affordable but takes close to 1 year to have the land registered and then another 6 months to build .currently developers slowed down a little bit (possibly due to uncertain property condition) and so you cant see many stage 1 releases.best bet i hang around few more months hopping property market to drop (its already steady so you wont miss much) Re: Looking to buy off the plan mid 2015 (northwest/western 3Oct 21, 2014 1:51 pm Hi, Thanks, although it doesn't have to be ready mid 2015, i meant that's when I am ready to buy. I don't care if it takes 1.5 years to build, just as long as I can get in early at a new development.
