Took advantage of the first build grant in QLD Build starts tomorrow! 22nd May Before I go on, best tips for building in my eyes. -Alfresco integrated slab, we went back and forth weather to get it, cost $3500 and it’s around 1/3 price to get it done after handover as a normal concrete slab. We didn't end up getting it but yeh personal choice, still unsure if we made the right one. -Check where your windows are and if there is going to be any retaining walls or fences real close. Wish we changed a few windows on the right side of the house (bathroom bedrooms etc) seems like a waste of a large window when there is rocks right infront of you with no room for plants! Also move and change windows around, we did so in the media so we're able to hangup speakers/tv on the walls. - Allow at least $5000 for your electricity plan. You only get very standard power points throughout, 1 tv point in lounge, and batten holder lights. We opted to LED throughout the house, tv point in every room, exhaust fan in bathroom, outdoor power points. It adds up! For all plumping items, basin, taps, shower heads etc, Coral source from Reece so go to their show rooms and look online for items you want to change. You pay trade price and Coral will fit it for you. Usually you just pay the difference between deleting the standard item and the one you want. -Kitchen splashback, get it done yourself! $1700 for coral to do standard splashback. $600 for a contractor. They just need to sign few forms to give to Coral to be onsite during build time. Massive saving _______________________________ Land Lot is 723m2 and had 2m slant towards the right which we got levelled out so the whole lot was flat while they did the house pad levelling. Ended up with a retaining wall 40m length, 1m max point at the left rear and the right hand side is battered off approx. 1m. We decided on no facade which Coral call ''designer", would rather spend it on plants etc for the front yard. Also we had indulgence inclusions, at the time they had alfresco bonus or aircon bonus, we we're very lucky to deny both those and got all our carpet and tiling included from an old promotion. Solar we also deleted from the indulgence package which saved us i think $2500. We are doing ducted aircon, solar, driveway + alfresco done ourselves after handover Plan Modifications Ensuite with full wall length shower with seat, vanity extended to approx. 2m, single bigger basin. Garage 2700mm height (garage pad lower than house) Media + Study added wall and door. Modified to 2 slim windows in media and added sliding door to master bedroom to outside. ______________________________________ Variations Funfun! Haha a lot of money spent in this department! I would love to follow your experience and your build with them. Our build will not be starting until January. We have went for the inspiration package as alot of our upgrades we were paying for were actually included in this packagae. Your tips are great as we had not really thought about tv points in every room so i will go back to my contract and have a look now. We are changing the design of our ensuite to be the same as the daydream 30 and taking abit off our alfresco as we want a double vanity. Any other tips, info or pics would be great. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
