I have been reading through these forums constantly... my eyes hurt, I'm sleeping less and work productivity is down! My partner has had a block of land in Caladenia Grove, Canning Vale for over a year now. We were undecided what to do with it as I was quite stubborn in never wanting to move from my better located (old) family home which we purchased off my parents. We went to the land auction last year and up went his hand... that was an extremely stressful time as it was a bit spontaneous and he went into auction without pre approval :O. Luckily after a few extensions... thank you City of Canning... all was approved and it has just been sitting there. As we purchased our current home with my brother - we have finally reached a point of needing to live ALONE for the first time and the best thing for us to do was build on the block, move in and then sell our home. Since we decided that I am so excited about the idea of a brand spanking new house and am wondering why we didn't do this earlier . The block we have is funny shaped - We decided on the Florence by HGWA as it had the games room & alfresco where we needed it - with a few changes to make it fit. We really rushed into it out of excitement and now looking at our plan we are finding things we should have/want to change . Its driving me crazy haha. We became Category 1 a few weeks ago and I guess now we just wait... As we realised we wanted a few changes our Sales Rep is trying to get us an amendment to the Cat 1 so we can alter some stuff (just add internal walls to close off study & theatre a little)... but have not heard anything yet so not positive it can happen. WHY DID WE NOT CHECK THROUGH THIS PROPERLY haha. Anyway that is my rant We really have no clue what we are doing I will try to figure out how to post a pic of our plan so far! Push to get those changes now if you can because you don't want to always wish you had made changes later. Your husband sounds like the reason why we never go to auctions ... So we have been authorised to make the internal nib wall changes at pre-start which is a relief. AND the most exciting thing to happen this week.... a plant delivery from HGWA!! Question.. what are the limitations on making changes at pre-start? Our cook top is not centred and that irks me (LOVE me some symmetry haha). And would we be able to make the fridge recess deeper by cutting into the robe space or extending bench top maybe..? I have a huge list of things to include, upgrade etc mostly things picked up from this forum Re: HGWA - First Time Build eeep 8May 28, 2014 6:42 pm As long as it isn't structural (ie moving walls or windows, changing sizes of walls, doors, raising ceiling heights etc) you can make changes at prestart. If your talking about moving your cooktop, it should be okay as it fits into the cabinetry. Ahhhh the plant ... have a look at it, you might be able to repot it and get two or three plants out of it. OK so we have signed the Building Contract & picked up pre-start file (exciting). Finance broker had a nice email exchange with admin regarding working drawings. Did anyone need/expect these to apply for unconditional finance? Rather than just the standard plan provided? Does anyone have a rough price of upgrading to gloss laminate cabinets? Is it super expensive? Also wood look laminate - having it so the lines run horizontal not vertical? I have been able to get a general idea of a lot of other upgrades from others.. although the prices seem to differ so much between haha. Have had no answer back yet regarding our polished concrete floors we have had our hearts set on. We deleted living area tiling from the get go for this purpose but we never really told definitely that we could actually do it. My partner is a concreter so he has a few contacts which we were hoping to use. Fingers crossed. Why is it so hard to get an answer without being a total nag! We have always had to give working drawings to our bank. Also we have silk cabinets throughout which was no cost. That's what I assumed about the working drawings also.. The contract says 25 days for unconditional finance but I thought the working drawings take like 6 weeks?? It was suggested to put the towel rail on the make-up bench wall - it is a plastered wall - the overhang is on the dressing room side but I'm thinking it might not be high enough. And just weird. We gave them the most up to date drawings as the final ones arent done til after prestart. Definitely think a towel rack under the bench would be too low. Upgrading to silk finish laminate isn't expensive and makes a huge difference to the look of the place. Costs depend on whether you upgrade all area (kitchen and bathrooms) but I would expect several hundred dollars unless you can talk your builder into a free upgrade! Upgrading to diamond gloss cupboards is thousands of dollars and not worth it in my opinion! Although we did end up going for the full gloss look in the kitchen area only, it does look amazing but it is very very exxy! It was a toss up between the Florence or the Bordeaux for us. Both designs were good designs for us. Love your bedroom and ens changes.
