We just got our first quote and I’m just after a bit of feedback on certain things: 1. Has anyone built with Coral and got the Hastings facade? There is no display homes in our area which have this. 2. We are building on an acre in QLD...the land is septic so we have added in a Taylex HSTP (sewerage treatment) into the quote. Our land also has town water. Does this mean we don’t need a water tank? We are not really budgeting for a tank at this stage. 3. We want our house a bit further back on the block as we think thats one of the best things about owning an acre. We thought this would add substantial costs from Coral but the consultant said it would only add a few hundred dollars!! Woohoo! Is the consultant pulling my leg though? 4. We got quoted $400 for timbergrain garage which is quite good I thought. Do you get to choose the exact timber colour? 5. Has anyone installed a Sky Light in their walk in robe? Is it worth it? 6. We have deleted several walls completely from the plan and would have expected a credit for this? Instead the consultant wrote P.O.A (price on application)?? 7. We can’t decide on inset square basins or the round bowl-type basins for our ensuite? Initially we both liked bowl but fear they may go out of date. Thoughts? 8. Has anyone gone mirrored splashback in the kitchen? We can’t decide between this or some retro-looking tiles 9. We also can’t decide between tiles and timber floating floorboards. How does the timber floating floor go in kitchen like areas? 10. And lastly we were quote 3400 for all the windows to have Secureview. With kids, we think this is a must. Is this a good price and whats the consencus on this product? Sorry for all the questions, we have never built before and it can be a little bit daunting! If your land has septic or biocycle then I'd guess it might only have trickle feed town water which means you have full pressure town water to your kitchen sink and one toilet and then a rainwater tank (often an underground or semi underground concrete one) that has a slow release town water tap that fills it to a certain point when it drops below a float level. So you hopefully don't use that often as rain keeps it full. We have used this system for about 3 years and have only used trickle feed twice. Our water bill is tiny, it is awesome and very nice to shower in rain water and easier to clean wet areas too as the water is softer. I recommend considering a stage two bio cycle that cleans the water to the stage before drinking water as it sprinkles into your yard and kids and pets can walk on that grass etc. all up our tanks and stage two bio cycle were about $28k when we built. We are not really budgeting for a tank at this stage. We're building on an acre myself, but we've gone for a A & A Worm farm treatment plant instead of the more regular HSTP's. The main reason is because our one ain't going to cost a cent to run, unlike the standard HSTP's system that has pumps and aerators running most of the day, which can cost you up to $700 per year in electricity. The other reason is that it works like the natural forest floor does, and waste products break down naturally in them. The only 'waste' that flows down in to the transpiration pits are the worm castes and worm eggs, which naturally fertilises the ground around the pits. Most of the cookie cutter builders either don't know about them or have tie ins with companies like Taylex where they make more profit out of it. You will need to contact your local council as to water tank requirements, as some acreage estates are only on a trickle feed system, where you can get mains pressure to your kitchen sink, and you need a tank and pump to get water in to the rest of your house. The trickle feed part of it is so that your water tank can be topped up when it drops to a preconfigured level, but only fills up at around 1 litre per minute, i.e. trickle. Just watch out for what these companies charge for a water tank. I got quoted by a builder that a 31500 litre Taylex concrete tank with pump would cost me nearly $11,000 . I went owner builder, and I got the same Taylex tank for $4750, and part of my pad works included digging and refilling the water tank trench. However Taylex quoted another $2000 to do it all, i.e. dig hole, and back fill it. So even having Taylex do the lot, it would've only cost me $6750, saving over $4000 ! The only differences are in terms of pipe lengths and electrical lead in. Its a few hundred, possibly a thousand depending on how far back you go. Will need to wait till your have a survey done before they can give you an accurate quote. 4. We got quoted $400 for timbergrain garage which is quite good I thought. Do you get to choose the exact timber colour? Yes. Coral use B&D Planelmasta doors. Google B&D garage doors. They have a PDF with the colors you can choose from on their website. Consider spending the extra $250~ to upgrade to the Panelift door, which has a 5year warranty vs 1year plus a few other things (see their website for differences). 5. If they are, there could be more costs if the design needs to change for adequate support of the structure. Otherwise if they are plain walls then you should get a few $$ back. I got ~$200 to remove a 210mm feature wall and turn it into a 70mm standard wall. 7. We can’t decide on inset square basins or the round bowl-type basins for our ensuite? I can see hair from shaving and what not around the bowls, so i see the squares as easier to clean, but that's my personal preference. 8. Has anyone gone mirrored splashback in the kitchen? We can’t decide between this or some retro-looking tiles Will have smokey mirror splashback in my house. It's part of the Neo Modern kitchen and when i saw it in display, i loved it. Glass is easier to clean than tiles so consider that as well. PS: Neo Modern kitchen is the biggest selling kitchen design Coral do. They are considering removing some of the others as they get very few people choosing them. 9. We also can’t decide between tiles and timber floating floorboards. How does the timber floating floor go in kitchen like areas? Cheap laminate costs only $2 more per sqm than tiles. I considered this but decided i like the durability of tiles more than laminate. Proper wood floors are very costly and quote only (no $$ per sqm available). The laminates look good and sound good but they are a laminate. How they will do after a year or two is unknown. What happens if you drop something on them? water damage? etc. 10. And lastly we were quote 3400 for all the windows to have Secureview. With kids, we think this is a must. Is this a good price and whats the consencus on this product? How many windows total? Consider finding a local window place that does similar and get a quite or two to compare. Whilst not the same Coral do provide basic windscreens for windows in indulgence and inspirations, so consider staying with the basic until you move in. If it is absolutely every window in the house as per the plan, then the price isn't too bad based on what i have seen for other products. Go as far back as you want, especially if you get all the neighbours building up near the road, your house being up towards the back of the block will give you the impression of living on 3-5 acres. The street behind our new place has pretty much all the houses on 1 to 1.5 acres all bunched up side by side right down near the road, and if you didn't know any better, they all look like they are on 1/4 acre blocks. It'll add more than a few hundred dollars, more likely a couple of thousand, but believe me for that tiny outlay in the total cost of the house will add one hell of a lot on to the value of the house and you'll love it. Personally I hate floating timber floors in the kitchen, as they get rather grubby. Whilst we know that you can spill small amount of water on them with any issues, over the life of the home I'm pretty sure that they'll be the first floor you replace. Floating floors elsewhere are great for many. I wouldn't put them in any room that you would consider as wet areas, i.e. bathroom, laundry, toilet, kitchen. Some points not sure if you've considered. My friends have skylights in their WIR but complain it fades their clothes-i'm not sure but worth thinking about. Flooring, hmmm tiles wear better and always look fresh, I used to have timber, yes you can pick the colour and style but it scratches so easily with traffic, personnal opinion though. The only thing to be careful of when moving your house back is the service costs. I doubt that it will only cost a few hundred. We were very surprised at how much extra we have to pay ins service cost and we are only the standard 15m back off the road (the builder standard is 6m). Just standard 'Designer' facade for us (which costs $0). You can dress up the front after the build with plants and render later on if you need to. Splashback, don't go through coral. Ours was quoted at $1700 for 2.1m splashback in standard colours. We're getting someone else to do it for $600! Mirror will be $1000 if we decide on it. Yes, yet another example of these building companies profiteering out of sub contracting costs. Like what was the real cost that they had to pass on to you, $13500 plus 25c for a phone call, another 25c for a fax, yet they make $11499.50 profit. You wouldn't mind them making a few bucks out of it, say anything up to $2000 max, but not what they're making out of it. HSTP connections should cost you no more than regular connections because your house is further up the block, as that's all the same distance from the house, and if these cookie cutter builders say different then they're just gouging you (unless the ground conditions are a lot different between street level and house level). I did mention earlier that services will cost a lot more than a few hundred dollars to go further up the block. In our case electricity to go from the road up 100m to the house cost us just on $3000. That was with 3 phase 35mm2 aluminium cable which was paralleled so we effectively got 70mm2 capacity on single phase. We supplied the trench, but trenching cost won't be much more than someone 15m from the road, as the equipment travelling time has already been covered. Worst case, $100 per hour, would normally take no more than an hour, just say 2 hours... $200 extra for the trench. Mind you I got several quotes for the electrical connection, one was just shy of $7000, but that was 70mm2 copper, and others were in the low to mid $4000 region. Phone cables go in the same trench, but if you're in a NBN area get them to lay the fibre from the street at the same time as the trench is done... if that's not possible, get the Telstra 20mm conduit (which is really 25mm white conduit) with 'telstra' rope inside it so they can pull it through.... telstra rope is also called Parramatta rope as it is blue and yellow.
