We just secured land in Northbridge 3C2 release A - 17th May 2014, would be great to hear from some locals! We've ran into some finance issues with regards to the construction side of things, but hopefully we'll get them sorted out soon. We have our tender presentation tomorrow morning. Nothing was mentioned to us when we consulted with the broker. Exciting stuff! Who are you building with? We were re-reading the design requirements for northbridge again last night and noticed they've changed the landscaping and now have to employ a landscaper to draw out plans aswell? That seems a bit far! I can see a house when driving on the northern road that was built 2-3 years ago that still hasn't put grass down let alone some plants lol Ours isn't registered until mid December, which seems pretty accurate since they only started clearing our release about 3 weeks ago. I wanted a larger block! we ended up with priority #11 and managed to get our second choice of land. We are looking to build the providence 26 with wisdom homes. From what i've found out, our broker says its not all that common with being undervalued, but the builder says it happens alot. As for the landscape plan, you'll need it done for cdc/da approval anyway. Oh, and can I correct you? Its North Ridge, not northbridge there's no bridge there lol. We were priority #26, the block we initailly selected as our first preference was available when we got there but the fall of the land would have effected the site costs too much, all other preferences were taken so we ended up buying the block "next door" which was a little bigger and the fall wasn't as steep, which I found very strange! I'll have to look up the design! Bit of a bugger that you've got the run around. Guess it's time to look up local landscapers then! How's the build going so far? Have they started the new display homes in Illoura yet? Be interesting to see what they put in there! I assume since they're typically only cutting blocks up to 15m (unless a corner block) the current displays are irrelevant! I don't think any of the display homes have started yet - although I think they've built the carpark for the display village? Quite interesting to see that there's not a lot of large lots being sold... We got a 15x34 in Illoura and there wasn't much choice when we purchased. Not sure if the new Northridge lots are 15m? The plan we did was accepted by the developer, Council and CDC (we had to change the house due to Council and then ended up going through CDC). Doing your own might save you $600. We traced around the part of the plans which showed the positioning of the house on our block. Then we worked out where we were positioning our garden beds and used a symbol to represent each plant. They've removed the temporary fencing from Flagship and cemented in something more permanent. Hopefully it won't be too much longer before they take the rest of the temporary fencing down and you can get to your block! I'm amazed how quickly houses are going up in Boronia! We went for a drive looking at retaining walls/landscaping to try and get a bit of a feel about how ours is going to look. I grew up in Quakers Hill and when they built the M7 and extended the parkway they put up ugly green retaining walls/sound barriers. I initially thought that's what they meant about the back of 9th Ave until a sales consultant clarified it was still only the small grey ones! Good for you in respect to aesthetics! Ahh naughty naughty I was excited to be able to do a u-turn "in our street" aswell haha Does anyone know when the first lot of land in North Ridge is being registered? I seen a guy taking soil samples just opposite the round a bout on the weekend so maybe not too far off seeing some slabs there? As for the rear, we tried to find out what fencing we require as it had ninth Ave/northern rd fencing noted on the building envelope plan, but couldn't find anything in the building guide. Asked lendlease who just came back with as per the building guide. So I'm unsure wether it's just the colorbond sound screen stuff or the big concrete fences that some of the properties along northern rd have. A person needs to be licensed to offer financial advice.
